Didn't you mention in your post that you had removed two wooden cabinets that are currently in the loft?

I would ensure that you replace these in their original position when it comes time for you to move just to ensure that your landlord doesn't try to charge you for "removing" them or the cost of putting them back up.

I would also keep all of the paperwork regarding the furniture so that you could present it to any future landlords you deal with as this would:-

    a) show them that there was a dispute in a previous property but that you acted reasonably (hopefully any new landlord will look at it and see that you did nothing wrong and were reasonable throughout - they can then draw conclusions for why your current landlord may not give you a great reference)

    b) show them that you are tidy and efficient ie a good tenant

    c) that you keep records and know your rights so not likely to be pushed around (works in your favour as they can see that you know a bit about property law so will look after their property!)

I am currently renting a flat which is on the market. There have been very few viewers (2 in 5 months) and according to the EA a offer of asking price has just been received with the proviso that the bedroom furniture is included (and a bathroom cabinet but that is of little consequence!)

Well if you haven't been confronted then you can reject that offer with the furniture. It's not something you have agreed with and only the EA did agreed. So you may have an edge on it.

marlie can't accept or reject the offer - she's a tenant.

I certainly will do, I have no intention of messing them around like that

A slight but not really update, haven't received any more regarding the furniture, but they have just sent me an inspection request (after I denied their last one due to them coming round doing viewings)

I love the wording of it 'this visit can only be rearranged in exceptional circumstances.' Well it is getting rearranged, does 'possibility you'll nick my furniture' count? :p Each letter gets cheekier and cheekier.

Arrange for the visit when you are there.

I am, and I always do.

Luckily in this case whilst I cannot be there for that particular one, I have the next 2 weeks off afterwards, so can offer a host of days to stop them getting arsey (or to try and stop them, anyway) just sent off an email to the inspection woman now.

I just thought it was funny how they now only rearrange in 'exceptional circumstances' It really winds me up when LA act as if they can come and go as they please! If they start getting more pushy the locks will be changed.

I would have changed the locks by now as with them wanting to do viewings, I wouldn't want them letting themselves in with strangers.

I wouldn't trust the estate agents honesty in this regard.

    marlie: About this inspection appointment
    Agent: Yes?
marlie: You say it can only be re arranged in exceptional circumstances
    Agent: Yes
marlie: I suppose it is very rare that a tenant refuses the appointment you offer
    agent: Of course
marlie: Well, I am refusing the appointment, which is quite exceptional.

I swear to whatever deity they may be if they come back with 'we have management keys' which I have heard about ten bajillion times the locks WILL be changed and I shall simply respond, 'no, no you don't'

But then I am trying to be reasonable :o

You will be sadly dissappointed, the bed was from flipping Marks and Sparks and the wardrobes are Victorian white distressed dealies. Pretty to me, but not bespoke fabulousness by any means.
