    The sound testers did not work for Wimpey they worked for an independant company.They also told us how many times they are having to do this and they was not positive about Wimpey at all.

    But this makes even less sense than before. I thought that you were complaining that the sound engineers were biased in favour of the builders. But, you seem to be happy that they worked independently.

    All these houses have to be built to modern noise specs laid down by building regs. The design is made to meet the specification, but sometimes the builders on site make a mistake, so the end result is below spec. However, you are happy that the sound engineers have tested the building, and it meets the specification. So, just what exactly are you complaining about?

    Perhaps, you are super sensitive to noise, and you need to find a building that is particularly designed to have especially low noise? Or perhaps you should be looking at a detached house, or an older building that was built in a different way. However, as far as I can see, Wimpey have given you what you paid for, and it is very doubtful that you would be happy with a building from any other modern builder.

    it seems to me that you are making an awful song and dance about some builders who built a building according to the building regulations. If you do not like the building regulations, surely you should take that up with your MP?
    No reliance should be placed on the above! Absolutely none, do you hear?

    The so called INDEPENDANT engineers sent out by TW are biased as at the end of the day it's TW who line their pockets, so the engineers have their clients interests at heart.

    Yes these apartments have been built to meet modern specs and building regulations - however the buildings are not fit for purpose and people cannot live a normal life with the noise tranference. In fact I am aware of at least 20 residents who have the same concern but are reluctant to follow it up, leaving the matter to a small minority of people. Are you telling me that all of these people are sensitive to noise! Obviously Not.......

    So no we are not making a song and dance, we are just trying to live a normal lifestyle.

    We have not got what we have paid for from TW and simply would never have purchased a property from them if we knew in advance the problems with the inadequate sound proofing.

    In terms of arranging for an independant engineer to carry out tests - yes we are looking into this, however as you may appreciate this costs a lot of money, which most of us don't have during a recession!
    AGAIN I RE-ITERATE KEEP AWAY FROM TAYLOR WIMPEY. THERE ARE OTHER BUILDERS OUT THERE WHO ARE MORE REPUTABLE AND MORE IMPORTANTLY PROVIDE A GOOD QUALITY AFTER SALES SERVICE!

    If only life was that easy, we are in a middle of a recession and money is tight. Simple as that.

    You live in a flat (sorry apartment) and can hear the noise of other apartments around you. Sorry what did you expect?

    In everyflat ive lived in I have been able to hear other flats around me thats whats going to happen. Im my semi at the moment I can hear when the neighbours baby cries or when they hoover and this is a 30's semi with pretty thick walls.

    If you dont want noise from neighbours buy a detached house dont blame the builders.

    So, between 20 flats, you can't scrape together a few hundred for your own noise engineer? Yet, you are convinced that the sound proofing is inadequate?

    I was interested in purchasing one of these homes as they are very big, over 3 floors with the whole top floor being the main bedroom and the ensuite with a dressing room.

    The house itself was very nice and beautiful but the area was dire, We thought the house would sell it for us but there was only one way into and out of the development so we passed.

    I think they were good value but in the end we bought an old house that had character and was better value

    We visited this site last week and we too felt they held back on some questions we had for them.

    We don't feel very comfortable with the idea of affordable homes being on a development with larger detached, it could create issues. I only say this with previous knowledge of new build estate living.

    Our first house was a semi-detached on a fairclough development. A lot of the homes were large detached to begin with, then they build smaller semis and terrace style houses. There were a lot of people who couldn't get along, jealousy, neighbour problems and anti-social behaviour.

    The noise was an issue for us, we sold that house and bought a 30's detached bungalow and are much happier being detached. I think all new build attached houses will have no decent soundproofing. Take it from me, you will hear everything!!!!!!!

    So we are now looking for a detached house, and have again considered new build, but only detached. My main questions were about the future of the development in Warton, to which they have little useful answers for.

    Yes we heard about the newts, they will have their own area apparently. But the other areas, like playground, might never happen. So unless you badger them for something for the children, they will do nothing.

    What I liked least of all were the prices, they start at X amount and everything seems to be an extra, so it ain't cheap buying new build. I think you will get more for your money buying a second hand property and doing a little work. But it is down to personal choice.

    I would advise caution with the save a plot and do part exchange, they want a 30% differential, and they will offer the pits for your home.

    The artists impressions are nice, but you really need to see what you are buying. How crazy it would be to buy off plan, not seeing the house first!

    I will return when they have show homes and see the finished product. I would also want to see more of the general layout of the site when it is more established.

    The affordable homes are a real issue, sometimes the mix of people don't mix if you know what I mean.

    GBD2222,i never said they were in favour of the builders.As for the noise transference it is not acceptable to hear the people above you using the loo,showering,walking,talking,closing cupboard doors,chopping food,flushing the loo,putting plugs in sockets and flicking the switch,etc,etc.The sound engineers said they could hear all the above but they have to follow procedures so even after hearing all that it passed.It is the standards and procedures of noise transference that is bad as well as the builders.Whatever your opinion nobody should have to listen to the above,i hear more in this flat than i did in a house from the upstairs.
