    Possibly. We can be more proactive as we know what will be requested. For example, we know that P60 is needed for proof of employment, not for proof of income. If we don't have the latest, we can still use last year's. If that isn't available, we can phone through an email address and an employer's reference is issued while we are on the phone.

    We can see what is outstanding on case tracking and can take action if something we have submitted doesn't appear to be actioned as quickly as we'd expect.

    We also know what bank statements are acceptable and which aren't and how to evidence things like tax credits and child benefit, in preference to the award letter.

    I would describe it as fore-knowledge through experience. I don't believe we get preferential treatment.

    my broker checked absolutely everything prior to sending to make sure my application was complete and I didn't need anything else. Plus it saves me time chasing things up as they do seem to get in contact with my broker whereas people on here have said nationwide haven't got in touch with them? I am really pleased I used one less stress for me!!

    I dealt directly with Nationwide and they've been brilliant. Any thing they need I get a phone call straight away.

    I had valuation done on monday and got a text saying its satisfactory and offer has been issued, i called up my mb and he has given me a copy already. Just wondering, I was told that my solicitor will get it by post soon so how long does it take after the solicitor gets the offer letter.

    Can someone please tell me a little about this.
    I know he has to conduct searches and all.

    Purchaser applies for mortgage
    Vendor's solicitor prepares and issues draft contract
    Vendor completes seller's enquiry forms and returns to solicitor
    Valuation/survey carried out
    Purchaser pays solicitor for searches
    Searches requested
    Renegotiation of price due to survey findings - if required
    Mortgage offer issued
    Purchaser's solicitor receives seller's enquiry forms and raises any enquiries
    Searches returned
    Responses to enquiries
    Purchaser visits solicitor to go through paperwork, hand over ID and deposit
    Completion date agreed between all parties
    Contracts exchanged
    Completion takes place.

    King I'm happy with my survey and had an offer through should I wait until the vendor has had their survey and are happy with it before I instruct my solicitor?

    It's entirely up to you. If your vendor is behind in the progress they are making on their purchase, I'd wait for them to catch up before committing to further expenditure.

    Do you know if our P60's and payslips get returned to us? is it worth me adding a pre-paid envelope with the pack to allow them to send these back to me?

    I think they will return it back to you, no point for them to hold on to it to be honest but may be someone who had sent his/her documents would know more.

    They will be returned. You do not need to send a SAE.
