Seller replaced some switches and sockets with plastic ones

    I cannot believe how petty some sellers are in taking things like this. You are selling a house for tens, if not hundreds of thousands of pounds and you take fittings worth a couple of hundred at the most. One colleague was selling light fittings she had bought for £400 each for £100 as the buyers of her house wouldn't pay her for them. They were up for sale for months, and now sit in a box in her garage at her new house. She had to pay for an electrician to take them down and replace with basic fittings!

    I remember when we bought our first house the seller wanted us to pay £50 for the TV aerial (it was 1986) or else he was taking it. We told him to take it knowing it would probably cost him that to get someone to go up on the roof to remove it!

    I know friends who have bought houses where a fitted carpet has been removed because they wouldn't pay extra for it!

    If he left the sockets in a dangerous position then you can claim against him for sorting out, plus if it's ticked on fixtures and fitting list then again you can claim. It might only take 1 solicitors letter and they might pay up. Else go to your look rag to shame him if he lives local so the neighbours know what a small minded miser he is:D

    Last house we bought seller left everything without us asking. We didn't particularly want the curtains but they were fine for a few weeks to give us privacy.

    We left our curtains and poles at our place too. Not that I want them in my nice new home LOL. My first house, the woman wanted us to pay £500 for some dusty old blinds! Also took a slide robe she wanted £600 for LOL.

    Our second home, he took the white goods that were agreed in contract but no one noticed the date of the contract.... It was for a buyer that had fallen through. Our sol was crap so we just got new ones.

    As you have proof, I wouldn't let it drop. Not because they change them for cheap ones, but because the wall now requires repainting!

    I'd start by getting your solicitor to point out the change in sockets, and ask for the elec certificate.

    The seller sounds an*l ans shouldn't be allowed to get away with it!

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

    If you're thinking of the Part P competant person installation & certification in the Electical Regs, IIRC that is not required for replacement of existing sockets/switches, only for fitting and wiring additional ones. If the existing sockets/switches have only been replaced, there will be no requirement for a Part P certificate

    That's good to know - I have 5 sockets and switches that need replacing!

    OP - the seller should have made good the walls at the very least if they intended on changing the sockets.

    I'd give them 2 options;

    1. They return the original sockets and pay soomeone to swap them over.

    2. They pay for a professional to repaint the wall (or room)

    oh and there are loads of electrical outlets and also ebay, unless he is a sparky the ones he took will be from b and q, get some wylex ones from your supplier and he can keep his tat (to be honest it seems very petty of him but such is life)

    would be difficult to prove what was actually there when the conveyancing took place and that is what would be required. So guess you should you should just enjoy your new home, and i imagine this would be very time consuming

    There's photos taken by the Estate Agents of the original sockets. Why didn't he take all of them? Lol now left with a mix
