 Why? If they didn't have the evidence of Rightmove links and a press listing, they would be very vulnerable to a challenge as to whether they had acted diligently in the sale. But giving pontetial buyers the run around is plausibly deniable.Why have they gone to all the trouble and expense of placing it on the open market, then?
 Why didn't they just arrange for the 'mate' to buy it when they were first hired to sell it, without incurring any costs?
 If the Agent has any inkling that the property must be sold on a certain timescale even at a knockdown price, he will see an opportunity to keep it to one side for a kickback from a mate. And at times like these, Agents will have a mate or 2 - "I'm on the look out for a doer upper at a knockdown price. If you put one my way, I'll see you alright."

            If they are keeping it for a mate I wish they would have just said to me there was no movement on the asking price. We are offering lower (they have had 2 other offers lower than ours) and he knows we can't go higher. He also knows that we are only interested in that house so if he had said 3 weeks ago they wont budge on the asking price then we would have left it. But he has strung us along making us wait.0
