 That is beside the point. An agent who attempts to coerce a potential buyer into changing selling agent with a threat not to support an offer is behaving unethically. As you see to think that they are only doing their job, it looks like you support the unethical behaviour. The only get out I can think for you is a sudden realisation that you had not read the opening post correctly.So, you would expect an agent to fully support the offer then even though the OP is not on the market?Hi, we’ve had to remove your signature.             As said before, get details of owner from land registry. Contact them to say that the EA is obstructing your offer in order to achieve a new listing for themselves.
 If the EA is a member of a self-regulatory organisation and they are breaking its code of practice then make an official complaint as per their procedure. They are totally toothless organisations in the main but it might create some bother for the EA.
 There is no real 'code of practice' for EAs that is official, all the organisations are basically voluntary.0

            The agent said "suppose two people made an offer and one was on with us and the other not, we would do everything for the one with us but frankly I'm not interested in the other people"
 He also stated that any offers from others not with themselves would not be his priority. I did ask but surely a proceedable buyer is a buyer? But not according to him.0

 What they might do is very [or even slightly] different from not putting the offer forward. But the sore thumb which sticks out whichever way you look at it is that the reason for this is that the OP does not have their house on the market with this particular Agent.They didn't say they wouldn't put the offer forward? They said they wouldn't support which is very different.
 As you are a self proclaimed Estate Agent, you should know the following and where it comes from

 You must not discriminate against potential buyers because they don’t want, or might refuse, to take services from you or a connected person, or someone from whom you or a connected person may receive financial benefits.
 For example, you must not:
 • refuse to provide information about property to these buyers
 • take longer to forward property particulars to these buyers than to others

 I find that appalling, and if I found out that my EA had been doing the same, I'd be FURIOUS, and would be very appreciative if a prospective buyer dropped a note through my door letting me know the dirty tactics the EA was using!
 Saying that, I only allowed viewings from those in a position to proceed i.e. first time buyers or those with an offer on their own property.Should've = Should HAVE (not 'of')
