    Out of interest, did the agent just say no or did they speak to your agent first?

    He has only spoken to myself.
    I said we hadn't received any confirmation of the offers and he said "well u won't because u know what u have offered don't u. We don't have to confirm to"

    Indeed. Complain (higher up the EA's food chain), and contact the vendor directly.

    Thst's not on. As you're now in a completed chain then there is no reason for the agent not to put the offer forward. Ask to make another viewing and if they refuse then knock on the door of the vendor.

    I don't understand where the "wait a month" thing comes in?

    Are they a small local company or a corporate company?

    The EA is a chain of about 8 branches.

    I have found out the vendors who are a company and maybe in administration. This maybe why we are being told to wait a month? Otherwise I have no idea behind their rationale of waiting. We are viewing again today and the EA is a member of Oft so I have copied their code of practice to take with me.

    I don't want to p*ss the EA off but at the same time we want the house.

    Don't worry about P155ing the EA off, there is nothing to gain from not doing it now.

    Why have they gone to all the trouble and expense of placing it on the open market, then?

    Why didn't they just arrange for the 'mate' to buy it when they were first hired to sell it, without incurring any costs?
