EA bully tactics

The estate agents who are marketing a house we are interested in are suggesting that unless we put our property on the market with them then they won't be supporting our offer. Iv looked up the EA code of practice and they break quite a few of their rules. I know it's not ip to them to dictate who buys a house but they smug in their apparent power.
We won't be changing our EA to them but there is that niggle in my mind that says u might loose the house u like because u won't play their game.
Its hard to contact the vendors as its a let property.
What steps can I take to ensure our offers are put forward please.

  • To be honest is there any point in you making an offer yet? They probably won't be interested until you have an offer on yours.

    Are you still tied in with your current EA? Is it worth considering moving to this new EA if this is your ideal home and it helps you find a buyer?

    Ask them to put this in writing or send them a letter along the following lines sent to the senior partner of the firm
    Today I visited your office to arrange a viewing of a property i was interested in. I was given the impression that I had to market my own property with your firm in order that your firm would support my offer on the property I wished to buy. I hope I have misunderstood what was said to me. Thus I would be grateful if you would confirm that it is NOT the policy of your firm to operate in this way.

    Contact the land registry for the owners details, cost £4 provided you use the official govt website.

    Print off and highlight the appropriate sections of the codes of practice, and ask them why they're acting contrary to them......

    As above, it's academic. Many sellers won't take an offer seriously unless you have your place up / sold, have a mortgage offer and surveyor booked :)

    Is it empty? if not go and knock on the door and tell them what the EA said. I know if I was selling and my EA said that I'd be well !!!!ed off ! actually I'd probably change EA because of it.

    I wouldn't go with them as they have a reputation of talking the talk and then dropping u like a stone once your on their books. Plus I don't want to give them that power.
    I like the phrases u have used in your letter, I will definately use that. It was the associate partner who told me those things about going on with them.
    There are still tenants insitu but they don't speak very much English so I'd need to bypass them and contact the landlord/owner I think.

    I love people who come on here, slate estate agents for doing their job and then annouce that they are not even on the market themselves so are in absolutely no position to proceed with a purchase.

    Look at it from an agents point of view. You are not even on the market, and you want to put an offer in on a property.

    The agent has rightfully said he will support your offer but only on the proviso that you put your home on the market with them. They have a reason to get yours sold as you want to buy through them.
