It's a cute little house, for what it's worth here's my 2p's worth:
    • Lower the price to under £200k and get other agents to value it to check it's priced right
    • Some of the rooms look a little dates so maybe add some cushions in warmer colours and a few pictures.
    • Get better pictures that include ones of the 2nd bedroom, bathroom and cabin (maybe re-name this as an office / 3rd bedroom?)
    • Have more than one picture of the lounge as it doesn't look that big in the current picture although it is a good size
    • The kitchen looks tired and very small with an odd shape. Can the fridge be moved as it dominates the picture. Also maybe change the tablecloth for something brighter / fresher
    • Can the utility room be re-named as a dining room ? or maybe as a breakfast room ?
    • Flooding would worry me so I would nto show pictures of the stream and if people mention it have your insurance doc's available to show it isn't a high cost.
    Good luck selling it.

This poster's advice is always dressed up as direct no frills advice but the underlying motivation is to cut the person down to size. It fools no-one.

That's why people react to it so badly (as hoped). They recognise it's a personal attack and that the poster is responding primarily to satisfy their own needs.

Jeez, sort it out. The house is clearly over-priced since nobody has been tempted to view it and there is better available locally for similar money (as shown). It has no central heating, looks cold and the EPC backs this up. It was once a barn (cowshed, pigshed?) and has a river running along the rear elevation which could be perceived as a flood risk.

Not intended to cut anything down to size. Just to point out that the reasons for the lack of viewings aren't some bizzare mystery that can be rectified by some new photos or a mirror in the bloody dining room.

It is not even possible to personally attack a house. Let alone a house that doesn't belong to the poster.

It's a one off property, niche market, so won't sell quickly, but a sub £200K price will make it more attractive. Not really a family house, more for "artistic" or retired couple or 2nd home/holiday let.

Put two pillows on the bed for the photo, instead of one, to make it look more like a double bed in a double room instead of a single.
    :D I haven't bogged off yet, and I ain't no babe :D

A nice little property, pic 5 would put me off before I viewed as the walls seem to be all ply and battening, and unsure how that fits in with the main house.

Nice sized garden, and that alone would get me viewing.
