    it all comes down to price. The photos do enough to give you a feel of the place. If people aren't viewing the only reason is they don't think it's worth it. Lower the price by £5k every few weeks and you'll soon find the point that people are biting.
  • I think the lack of bath is a matter of personal choice - we currently have a bath and shower cubicle in the property we rent and I just see the bath as wasting my time since it's just something else to clean, even thought it's never used!

    To me, the cupboard doors in the bedroom look worn... a coat of paint might help?

    I'd go with price also. Recent sales in that street have been much lower (66-163k) and this is priced closer to a 3 bed/4 recep detached farm house (230k, 2005) which seems to have been far bigger?

    Lovely house. Maybe not in pink, but still a lovely little house.

    If it was round here it would have sold in a fortnight, but maybe the price is a bit more than the local market will bear?

    The pictures are uninspiring and make the property look like a pre fab.

    Get the agent to come round when the sun is out and retake the pictures.

    Not sure about tiled flooring in the bedrooms! My personal view is that it looks like it needs a bit of work doing to the bungalow.

    You need to reduce the price to at least £199,995.

  • Just took a look and my first thoughts were that although it looks lovely, it does look a chilly place. Then saw that it only has night storage heaters and the stove and the other big heater. Think that might be a bit of a drawback for a lot of people IMHO.

    Wow, was not expecting so many replies! Lots of useful things pointed out already so thank you to everyone, it is really appreciated.

    A few points that have kept coming up I'll add too:

    • The price is what we felt was a key issue, lowering it to under that 200k mark especially. Also it was only ever valued by that one agent so as far as I am aware they will get a few others in to value.
    • The house is insurable and at a good price, the presence of the stream does not affect this.
    • Flooding is not a issue, the area by it is a flood plane. It is also a shallow stream.
    • The picture with the table and the heater is not the cabin, it is the utility room. Seeing how everyone was confused by this made me realise how poor the pictures and description are. The actual cabin can be seen in picture one on the left; green building with the window.
    • Although it does not have central heating I can personally say it is a very warm house even when the heaters are not on. The log burner heats up the lounge very well even though it is a large room.
    • Bathroom is definitely big enough for a bath to go in. I do also agree it would be beneficial for a picture of it be included.

    Basically it seems better pictures are needed and some brightening up of the place, very glad that nobody hates the place and that some of you would even buy it if you could.

    TBH, the tiled floors suggest flood risk to me! My current rental property is near a river and has suffered surface flooding in the past. I am contemplating quarry tiles throughout G/F when current tenant leaves, as easy to sweep the mud and water out if it ever happens again!

    Just because it has never flooded to date, does not mean insurance companies will not have kittens over the proximity of the stream. I can no longer get flood cover as part of the building policy on my property.

    I know that does not actually help the OP's selling issues, but be prepared for purchasers to be concerned about it too!

    Who will buy a house at that price which does not even have central heating? You should immediately knock asking price by few thousand pounds.
    Happiness is buying an item and then not checking its price after a month to discover it was reduced further.

    Character schmaracter. The asking price is totally deluded. It's a cold, dank, ex cowshed with a percieved flood risk being marketed at nice, comfy 3-bed house money.

    Nobody has shown any interest and I'm not surprised, check out the competition (within 3 miles) below, I reckon a reduction to sub £170k is required at the very least.
