No viewings - please view and advice on listing

Hello all. Due to the great amount of helpful advice I have received on this board I am posting my partners parents house for you to look at. It has been on the market for almost four months and there has not been one viewing, now the pricing may be a issue but surely that would not stop everyone looking at it when offers are accepted?

When people search online up to £200,000, their search won't pick this property up, if they want to get seen by more people drop the price to £199,950.Posts are not advice and must not be relied upon.0

Umm, would get some pics of the outside redone including some colour, daffs in some nice pots for example. Could do with a picture of the bathroom. Could tidy up the paperwork down the RHS of the bed in the bedroom pic and maybe introduce a bit of colour with a cushion on the bed.
Your partners parents need to have a good chat with the agents - how long are they locked in with the agents for? I would also get some different agents round for some valuations to see if the asking price is realistic. As the price is just over £200k they may be missing out on people who search RM up to £200k.
HTHIt is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

Your pictures are pretty poor you need to get the EA to re do them
Pic 11 - really just a veiw of a car?
Pic 10 - bedroom seems cluttered - files down side of bed etc
Pic 9 - the stream / dyke may put people off especially if they have children -can they re do it without this
Kitchen shots could do with re taking when no brilliant sunshine as hard to see the detail of the kitchen
Pic 2 - personally i would remove the rug and just show off the tiled floor

Yes, £205k is not a sensible price. I don't know the property values in the area, but if several agents have suggested this sort of figure then it should be marketed at just under £200k.

a very nice little house, i can see that its the sort of thing that really will attract a limited number, firstly because of the shape of the rooms and secondly the layout and number of rooms
the kitchen is called a kitchen diner but its not really
its the sort of house that will either grab someone or not, it hasnt got mass appeal. i love it, but dont have that sort of money and dont live anywhere near there
the one thing that would put me off is the stream, not for safety but with risks of flooding, plus insurance is likely to be through the roof for that reason
i think the pictures could be brighter and sell the charm a bit more, it looks dated but not in an authentic way, just a tired, shabby way
plus things like £1000 buyers incentive just sound like a con0 -
I'd lose the £1,000 buyer's incentive. I really don't see the point of those; just knock £1k off the price.
I'd definitely add a picture of the shower room. It sounds as though there isn't a bath, but I'd want some idea of whether there was space to add one (and I'm useless at working that out from the dimensions).0 -
I have no idea about the price in that area, but if you've had no viewings at all it would be worth reconsidering this.
In terms of the picture - what is picture 5? is this the cabin? it doesn't look a very big space, coud the picture be retaken to show more of the size and shape of the room? it looks almost like a temporary structure with the walls that are showing.
Is the table in that room the same table as in the kitchen?
If pictures were being redone I'd consider moving the fridge/freezer at least from an update version of picture 4 where its appearance on the right makes it look like a very narrow galley section.
Is the utility in a reasonable state that it could be photographed? if so it might help with any concerns people have about the odd shaped kitchen.
Is picture 9 their land? or just a view from their window?
I guess overall its a bid of an unusual layout and so will only attract a farily limited number of people.A smile enriches those who receive without making poorer those who giveor "It costs nowt to be nice"0 -
You can get three beds for less in the village. Admittedly end-terrace or semis, and with less 'character', but they also look like they will be warmer and less hassle to live in - your parents place does have character in places but in others looks somewhat cold, partly due to hard furnishings, partly due to walls that look thin and of odd construction.0
