    Paint it cream. I think Pink is a foul colour for a house.

    Get rid of a lot of the foliage particularly in Pic 11 as it really stops you appreciating what could be a very nice house. Get more shots done of the garden with colour. A couple of nice pots and some hanging baskets would add a lot. It just seems to lack 'kerb appeal'
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    I'm a bit of a pedant as far as wording as concerned and this bit isn't good

    Archway Cottage is a delightful two bedroom detached barn conversion that was originally part of the Wyndham Estate & in more recent years it was used as an engineering workshop with the recent renovations showed that it was once a working water mill

    I doubt it is making much difference in selling the house but there would be no harm in them wording it better!

    it looks very cold and the heater in the "cabin" adds to that effect. The furniture is dated - very much a retirement property.

    Nice cosy autumn coloured rugs and paint everywhere says I! and if you can run to fabric chair covers, that'll also help.

    I would have to agree that the heater is very prominent in the picture.

    Very sweet little cottage, ideal for a couple.......but it does definitely look 'dated' or 'tired' and the dark tiled floor makes the living room look cold. Whilst the rug in theory helps, the colours are not warm or inviting and the living room furniture appears to be a conservatory suite. In fact much of the furniture looks temporary or akin to that found in a rental property.

    However, as a renovation project if I was looking for a small house in that area it would certainly be worth a look. The garden/ patio areas look very pretty. I'm not sure of prices in that area, but would agree that being priced under £200k would attract more potential viewers. The river wouldn't put me off.....we have a stream at the bottom of our garden, but we have no history of flooding in our area......not sure about this area though......

    As well as price, people may be be put off by the tiled floors because they're cold underfoot, the stream because of flooding and a potentially stratospheric insurance, the fact that it was once a small industrial building, that the description descibes a balcony which it doesn't appear to have, and the description info appears twice. Night storage heaters, no central heating, no bath.
    It's very sweet and I love the traditional paint colour on the outside, but to be brutally frank it looks like a holiday cottage. Which people will either adore or be horrified by.
    I think the EA needs a kick up the backside because of the repeated description and the pictures which don't show it at it's best.

    The trouble with the stream is many insurance companies ask how close the nearest water course is when you take out a policy - this one literally runs right past the property wall! Even if no history of flooding, there are changes coming in over flood insurance, and this may have an impact on premiums.

    I too am not keen on the colour. Pink is a bit of a marmite colour - you either love or hate it! Probably wouldn't put me off buying though, as easily changed.

    The lounge shot particularly, looks a bit bland. Could do with a few splashes of colour to warm it up a bit. The old fashioned plastic table cloths are not a good look either!

    Gosh yes, I hadn't realised just how close the river actually is :eek: That would definitely make me think twice unfortunately. Our stream is well below ground level in relation to our house - we're on a hill - and about 200 ft from our back door, so slightly different circumstances........

    You're probably better off pricing at a round 200,000; you'll get views by people searching from 190 to 200 and from 200 to 210 rather than just those searching up to 200.
