    RE HOUSE SALES....

    i think ( THINK) that sometimes when its said that houses in a certain bracket dont sell ...the sellers take them off the market therefore lowering the amount on the market. this is in effect a good time to put that bracket back on the market as those looking have less to look at creating a niche for the seller.
    less is more.
    there is always a buyer but you have to be in the mind set that you cannot anticipate what TYPE of buyer will come forward. never assume that what you see as a negative is the same for a buyer. because you think part of the property is "hard work" that could prove otherwise.
    think..."i want to sell and dont give a monkeys who to"....

    also go to the city, for a wider audience. ones who advertise in country magazines.

    let the seeker decide not the seller as to what people want.

    prices... to a city dweller the cost of a bigger "pad" is the eqiuvilant of them selling a flat !

    and yes RHIWI... id love to ;)

    I agree with most of what you say but I think you are talking more about properties in areas which are selling (here, there are fewer than the average number of properties (with nothing larger than 3 bed selling) & more going on the market all the time.
    We are, indeed waiting for the time that things move & there are less properties up for sale. Less is more as you say.

    It still won't get around the mixed use problem but I'll tackle that when it comes to the time.
    Those in a position to buy with cash are choosing areas within easier reach of London. This part of the SW is not easy for travel. We're over an hour from the M5, by train it's a 30 min drive to the local station, an hour by branch line to the mainline & then more than 2 hours (significantly more depending on which line/train one gets) to London. It's far from commuter belt :rotfl: The nearest airport is over 50 miles away.
    This is the ideal 'get away from it all' place but that means you need a very definite sort of person. Rich & anti-social :rotfl:

    Edit: Actually make that rich 'wealthy enough'. The really rich would go for the places still worth £Im+ with larger land & the possibility of putting in a heli-pad. We're not in that market.

    BUT you are guessing what the buyer is looking for and IMO putting obsticles where they might not be relevant. because you think that, is not nescecarily what another thinks.;) :D

    No, I'm basing it on very long research & what we also found out during the time since we took the place off the market.
    There are 2 agents who know that we will sell if anyone comes to them wanting this type of place in this area. They've had no-one. If they had & it was a case of put them our way or lose a sale, I'm pretty certain they'd send them here.
    In fact, one EA actually asked me if this would be possible ...... in Oct 2011. They still have to admit that there's nothing shifting in our price band at all.

    So while all the 'neighbours' have either sat with their places on the market for 3 years or more (& knocked anything up to a third off their prices) still to have little or no interest, & while others are also now putting their places up for sale, I think it is wiser to wait.

    It isn't a case of holding out for a certain amount because I don't have a clue how much it's worth. I neither want to make a killing nor to be taken for a complete mug by giving it away at a silly price. I just want to be in a position to put the place up for sale at a respectable price without it sitting on the market for years, having to knock hundreds of thousands off & still getting no sale. That's all that's happening around here, unfortunately.

    Unfortunately, there are no places quite like this, as all the properties are quite different from each other, so there's no yardstick.
    It's not a case of what have other similar properties in your area gone for because a) there aren't any like it & b) the only thing that's sold around here lately is a 3bed cottage in the next parish. The last property listed as sold in my area was 2005. Not much use for comparison. In fact, there have been only 10 sales since 1996 & 5 of those were the same small cottage used as a second home :rotfl:

    As soon as I can see a few more places moving & what they go for I can judge what might be a reasonable asking price & then try again.

    ITSME... Alfie does make alot of sense....in the way people think about properties etc..

    I expect you have thought about diff angles on selling your property, so If I am totally off the mark, or if you have thought about this, or if this is legally not possible I am sorry:D

    could you 'just' sell the house as a private dwelling, and then 'rent' the other cottages etc for a peppercorn rent of 1p a year BUT the price of the 'house' is the total value of all the properties..

    So maybe that 'might' take the dilema out of the question about only having a cash buyer, etc, and it 'might' make it easier for someone to get a mortage on 'just the house';)

    Hope that made sense...

    Its maybe the case of looking outside the box... but as I say I expect you have looked at it from angles ...

    No, we have to have a new meter run from the existing overhead line etc. The 1 or 3 phase thing. We are right on the end of a very long supply.

    I'm not sure about the knocking off the price but the wait to get the work done may be enough to put some buyers off if they're in a chain. The risk would be we'd get the work done to find they'd pulled out.

    As things are a cash buyer is the only option unless we completely rip out the cottage so that we sell just a house & outbuildings. Even then I'm not sure how planning would take that.

    Anyway, let's forget it. Everyone obviously thinks I'm making the problems up so it's not worth keep going over things. Anyone who reckons they can sell the place is welcome to try :) I'd happily pay them the EA commission.

    I don't think you are making problems up. I do think its harder to see solutions from the middle of a situation, and similarly they look way simpler than reality from the outside of it.
