Quite possibly true but things always seem simple if people don't realise exactly what's involved.
It's like the building part of the dream. Well, I think its highly likely we risk eventually falling into the same mixed use issue as you now, since rules changed. I wouldn't have known about it yet were it not for you.
Oh, and I still don't believe the pitfalls of refurb......I believe I am dreaming, and I will wake up and it might all be ok.....lol0 -

Well, as she didn't leave from here, and she doesn't normally live here, I think I can dodge that particular question!
Building: It's a lot easier with something modern and nondescript like this, but of course the odd curve ball is entirely possible. What happened with lir's heating, or something similar, could happen to any of us.0 -

That will depend on what percentage of your place is deemed the business & what the commercial. You'd probably be able to sell yours as a going commercial equine business.
You shouldn't have the same problems with PP limitations ....... unless they insist your horses only come on holiday for 2 weeks & you have to shut up shop for 2 months every year :rotfl:

That's always been my point, Dave. It doesn't matter how carefully something is planned, when it comes to building ventures, one is extremely lucky to get away without anything going wrong or just costing more than originally planned. That's why I have banged on about allowing at least double for any project. If one doesn't need to spend it - great - but it's there & accounted for should it be necessary. The reason so many half finished projects are sold is because people have underestimated the costs.0 -

I know the farmers/growers were moaning about the weather last year, and this spring time, but it looks as though its going to be another naff year for them, and us with food prices...and not only food prices, but fuel prices too, as lets face it when its raining its also cold and damp...
It will not only effect farmers, all the holiday/seaside businesses will not have summer trade, and If they are anything like me, when the sun is out I really get the feel good factor, which makes me spend:cool::D

If we're restricted to half as much as we intend to spend, it won't really get the essentials of the planned job done. Here, we're faced with things that aren't complicated, but they must be tackled or there is not a lot of point doing anything substantial at all.
So, by sorting this in two stages, with the nature of stage two dependent on the cost of stage one, we are sort of doing what you suggest. At worst, we could drop most of stage two altogether, but obviously we'd prefer not to.
To be straight, if I hadn't come to like this place and see more of its advantages, I'd be ready to take the money and run in a year or so. For me, it started as a 5 year project to fill the uncomfortable gap between taking my work pension and becoming an OAP. Trouble is, now I'm rather close to the latter, I don't like the idea very much! :rotfl:0
