ITSME, cant you advertise as an ideal commune/cult community premises:D
I might be wrong ITSME, but I think people are holding back on the higher end priced houses, as they don't know when the prices are going to level out.
I think it has levelled now on the lower end houses now..
Alfie, sorry I forgot to say, hope you are ok, an everything went ok yesterday....Work to live= not live to work0 -

Yes, I think you're right, CTC. Plus the increased costs of country living (no mains gas so no super-duper duel tariffs but normally oil), petrol prices etc.
Plus the sort of people who move here are normally making a big change of lifestyle decision &, at the moment, people aren't feeling secure enough to make that sort of leap.0 -
Itismehonest wrote: »Well, I only know what 3 EAs have valued it at. That's not what we were expecting to get for it. One almost always accepts a lower price unless the market is really hot &, as we know, it hasn't been.
We already have 2 agents acting on the unmarketed basis. The one we originally used plus another. However, when they can't shift the ones on their books & there's been no buyers asking for this type of property the unmarketed tactic doesn't work.
For example, one EA has 110 properties on its' books. 54 pre-date 2013 & a great many go back to 2011 (when ours was up for sale) & some even earlier.
For search agents you need the big boys, London based or national. They go to the local agents where they should have a relationship with the agents, especially the partners. But often this breaks down. Both because of agent failures and search agent failures.0 -

Here, (roughly here, more west where I came here from) high value held much longer. For a while into the crash highest end was flying. My friends house was valued at 1.2 but sold for 1.8, well after the crunch.
1.2 was a real breaking point...half flew , half stuck and either dropped or came off the market. Anything between about 5 and 1.2 was static.0 -

Def agree with feeling secure, and staying put...and this is also not with houses too, I think its spending in general...
BUT even though you would like to down size now, I bet you have had a fantastic time there with loads of fab memories, and feel proud to own it..
Right got to go.. hubby is back with the takeway:T:beer:Work to live= not live to work0 -
The holiday sounds great, Alex. It's a shame we have to come home, eh? :rotfl:
I wish I could advise you with your sale but I'm the last person for that at the moment
We were only on the market for about 5 months & did pretty well for viewings but some were obviously time-wasters just wanting a nose around. One lot were relatively local (about 20 mins drive away) & it was totally obvious they just wanted to pick our brain & see what could be done. I was less than pleased considering how long it takes to get this place looking 'viewing' ready.
I do hope things work out for you, though.0 -
Phew it is an interesting discussion to have in relation to house prices and what to do for the best. When we bought our current home we took a lower price (still a profit) on our previous place as we were ready to move and our perfect (at that time) property just happened to come on the market.
We were lucky as this was all just before the big crash. Now we are kind of stuck here but at least we love it and are happy here, many of our friends are trapped in less than ideal places.
For us taking a hit worked out well in the end and we have never regretted in, however every situation is different and it sounds itsme as if it is not too desperate for you atm and that you can afford to wait for the right circumstances.Taking responsibility one penny at a time!0 -
Itismehonest wrote: »That would be what could be considered a fairly normal negotiated amount on sale around here when times were normal, Dave. There's nothing much that's not in the 4% or higher SDLT bands around here. To even reduce to a lower band means one has to knock maybe half the price off. So, if your place was valued at, say, £800K would you be willing to sell for under £500K even though homes valued at that price weren't selling? That's the problem.
I realise we were in a totally different price bracket and we still are.
However, the only questions that mattered to us were:
Can we afford what we want if we sell now?
Can we survive on what we'll have left?
The answers to those questions were 'Yes' so we sold.
Yes, it's tight, and we may fail to get this place how we'd like it, or have nothing left as a buffer, but we are no worse off than the majority of folk on these islands.0 -
I'll be totally honest. I am just not feeling the dream at all ATM. If we got an offer that met what we had spent more or less so far I'd go. Like a shot.
Problem is, half way through the job we have devalued it.. ATM I don't want another animal ever, and the garden is no fun in this weather.
I am sure its just a long slog because of the frustrations with heating/ health/ weather/ bereavement and I don't miss city living, but a three room shack in the woods sounds nice...no garden, just trees.
Tbh, if I don't buck up soon I'll start to worry a bit. It's been a year where the sun seems to have been rare figuratively as well as in reality.0 -
