    the sun has been out lovely today :) garden is sprouting/budding :) stack of well seasoned logs donated/collected/chopped/stacked :) animogs fed, mabel a non escapee today :) [cos sun was on her paddock]

    Probably use a contractoe as we won't be on site. Thanks for the site, its sort of helpful, I need one where you don't have to put in a cost for the land as hopefully we won't be paying for that!

    There s a standard guide of ballpark price of building per square meter. I am afraid I cannot remember, but someone on the buying renting board would know.

    It's based on 'basic' builds...no fancy insulations, fixtures, fittings or materials.

    Besides not taxing her van yesterday, DW spent loads of time on the phone getting quotes. :(

    I told her that was a complete waste of time, because she was a woman, and all things being equal, as it's now no longer legal to make women's insurance cheaper than men's, she was bound to see her premium go up this year....and it was only a bit anyway. ;)

    She only secured a like-for-like deal @ £75 less than the quote from her usual insurer.....:o:o:o:o

    Now she can afford to tax the thing! :p

    I work on £1200 per m2 for plain and £1500 for fancy, but it's very rough and probably wrong! :o

    As a rough guide, a two-bed house (around 120 sq metres) will cost £143,400 to build this way; a three-bed house (around 150 sq metres) cost £172,200; a four-bed house (around 200 sq metres) will cost £214,600; a five-bed house (around 250 sq metres) will cost £250,500.

    I don't think ours is a 'restore.' It's more of a 'wrecktify!' :p

    I think we may do the finishing, like painting, coving, that sort of thing.....We usually do

    Yeah.

    Probably doesn't take you a week to paint one room though.

    Really frustrated that the study is taking so long. On the plus side, it does look really good.
