  • Phew, Dave, glad your money hadn't disappeared into the ether.

    It started sunny here, then the low cloud rolled in so we had mizzle. When it pulled back we were left with a grey murk. Now, as I write looking down the valley, the far end is invisible again. It looks more like autumn out there.

    Sad to hear Tweed is not looking good, LIR, & the same for the old girl. There's something sad in watching any living thing deteriorate with age. I guess it reminds us what lies in wait for us.

    On a happier note, only a few weeks to wait for lambs to be bouncing around & playing King of the Castle on any anthill they can find :rotfl:

    The front elevation looks great. What sort of finish are you having?
    I've no idea. This was a very rough sketch from the designer after no real brief (although he has twins and an older child who are the same age as our's so I think he's got a lot of understanding of our family situation!)

    The finish will depend upon cost i suppose. One thing for certain, it won't be pebbledash! We're open to suggestions... A lot of places round here have a bumpy plastery type finish, painted, the there's a fair number of greem oak clad buildings which look lovely when aged, but the problem is what won't look cheesey when it's on a 60s bungalow.

    Dave, I really like the idea of hazel trees. I love hazelnuts! I really need a plant expert to come into our place and tell us what we have. Hundreds of trees and plants and we've no idea what they are. We're such city folk. It's shaming...

    I only know the name of one hazelnut we inherited because the label was still on it. It's the same with certain fruit bushes. I have taken rooted slips from the tree to make these new ones, which I've kept in pots for a year.

    Your front elevation looks fine. He hasn't tried to do anything radical. He's gone for retaining the downstairs openings and matched them upstairs. The more existing walls/windows you can use the better, cost wise. :)

    Yeah, we like it. He's added a few little extension bits that add extra space without creating loads of work. He's added a larger porch onto the current one. The bit on the right hand side will also have a wrap around veranda (I have some other pics. I don't want to bore you guys with loads of detail) and he's going to pull a bit of the back wall out to give us somewhere to put the stairs to the first floow. This will give us enough space to fit five good sized rooms, and a family and en suite bathroom upstairs.

    He thinks he can do the shell within our budget and we then have a 20% contingency for some basic fittings. The "problem" with such a large footprint is there are lots of materials just fitting it out - square footage and things like two kitchens and four bathrooms! Plus, as the place is old, all the skeleton needs renewing: drains, electrics, plumbing... If we can have the shell, heating and a bathroom for our first tranche of cash, I'll be over the moon.

    Our problem is that there will never be any more cash than there is now, so we either get it done within budget, or we have to sell it! :eek:
  • Rozee, that plan looks really good...what type of finish does the guy suggest? It might be worth you nosing on rightmove at bungalows, and see if any have been re-done, and see what type of finish they have...

    Managed to put some more pennies in my daydream pot....today...

    I've decided on the chickens to buy, a cream legbar, a maran and a couple of Heinz 57 (mainly RIR and light sussex) hybrids.
    I want the blue eggs, I definitely want the dark brown eggs and the hybrids will hopefully bring a couple of years of reliable laying.

    I know the guy that sells the hybrids and while his smallholding is from by far the cleanest place around, his hybrids are good birds. I'm not sure about the pure breeds, purely because they fetch such a high price round here. What do they go for where you live?
