Issues with neighbour, what can we do?

Hello All,
I'm currently living a situation that it's driving me mad...so my next door neighbor (group of flats) smokes pot 24/7 and the stench of it comes through my front door (your usual wood door) making almost 40% of the flat (mainly open plan) unusuable as the smoke and the smell is so thick that it makes my throat and eyes itchy...I have to keep the windows open all the times but as it's winter (and especially at night..) it's not very practical so I tried putting a drought stopper by the front door but it makes little difference.
I tried to have a word with the neighbour who dismessed me quite quickly, I contacted the management company and they said they would write to him but no much has changed.
I'm now trying to get the landlady to fix the frontdoor with some sealant rubber or something as the almost permanent smoke and smell is limiting my peaceful enjoyment of the property given that I can only use part of it but she is dragging her feet claiming costs etc. What can I do? I told her that if she doesn't solve the issue and I can't use part of the flat then I will retain part of the monthly rent or I can call someone to fix the door and then deduct that from the rent (but because it's alteration of fixture and fitting I need her authorization first...).
I have a 12 months assured tenancy with no break, so I can't and don't really want to leave the flat...

I think that you are being a bit melodramatic. So what if the guy smokes a bit of weed? The smell from a neighbouring flat really wouldn't be that strong.
I suggest you see out the 12 months and then move to an isolated island where you are the only inhabitant.0 -

DannyboyMidlands it's not a bit of weed on the odd occasions, it's all day around the clock, so much so that you can smell it as soon as you get in the lift on the ground floor (I'm on the 3rd floor). And I'm not the only one to have noticed, but I'm the one who live closest. The smell it's that strong if it's done over an extend period of time with no ventilation...
Let alone the scientific proof that second hand pot smoking it's more carcinogenic than tobacco smoking...

If he smokes that much and it affects your flat to that extent, you could test positive for pot if you're ever tested - after an RTA, for example.

No I haven't yet as I wouldn't want him to put that in connection to me and fear some retaliation...the ppl I see coming and going from his flat look a bit rough to say the least...
That's why I don't really care about stopping him from smoking (also if he has such an addiction it's probably difficult to make him stop...) but I want to prevent the smoke from coming in my flat, hence the request to the landlady to seal the door. Does she have any duty under the tenancy agreement and my right to peaceful enjoyment of the property to intervene and do something about it?0 -

You won't be able to stop the smoke entering your flat. You can seal up every hole but the smoke will still find a way through. I suggest you move. Then report it to the police...:footie:
