Bad presentation of property on internet

    I wish it was just the cash flow the problem... but I think there is a general serious lack of skill and standards, and decline of professionalism in some jobs. If the people try the lowest common denominator that is what happens. I was appalled by the poorest skill of those who came to record details. I was scared to see the staff bringing the viewers to the next property! rather than mine, though they had been to my property before. ... They left the gates open.     Do you need to sell quickly? Can you stop marketing it with them, withdraw it from the market, for the duration of your contract, then end your contract with correct notice and go with someone else? If so, that might be less harmful than leaving it on with this shower.

    I think most people focus on the photos. Personally I like to see floorplans too. I think they all have a link to a location/map. I tend to skip reading the description. What would put me off though when there's photos but they miss out a photo of the front/outside.

    Very confusing.

    Are you publicly berating your EA for leaving your garden gate open, or someone else's?

    They EAs with viewers went into the wrong property. I saw them, went out and took them to my property, the viewers became nervous they were led into the wrong place, which is not good start. Then we took viewers into my garden, I had given the keys to the EAs who going out they did not close my gate. An open gate to the public road is a breach of lease. Since then I keep keys.

    The floor plans can be either good or misleading, they are not like those in Land Regisrty which are acurate. The photos of the front sides are the best indicator, BUT they show disputes many times to those who can read them, so they are avoided. For example, if the next garden parks a mini van or has a structure that is problematic, dilapidated gables, overhanging structures, and garden with fallen fences that create a war when you try to set them upright, side fences with missing slats, hedges 10 feet high fanning all over the plac and trimmed only one side, a bad tree, fences where the neighbor has piled up toilets, TVs and mattresses etc. People are intelligent and can read these things. One example is a boarded house next door and scaffolding which viewer might interpret as one more year of dust and noise.

    You never know when you might sell, even if there is an offer. Today I asked details of a 3 bed vic house. The EA said it was just back on the market. It was months ago on the market and had an offer on the first week but took very long for the buyer to try and get a mortgage, and finally he was refused the mortgage because of financial situation. I have sen this before.

    I am considering starting a thread with issues like: what might be the strong marketing points and presentation in a property; What the consumer might want to see to in a property. After all a property must sell its competitive points

    I'd go as far as to say that a very high standard of photography should be provided by EAs.

    Why? Because:

    a) They're supposed to be experts on marketing your property
    b) They charge thousands of pounds
    c) It isn't very difficult to do excellent photography; it just takes a fairly good £500-ish camera, a modicum of common sense, and half a day spent reading a book about beginners-level photography.

    I'm currently househunting and am amazed on a daily basis by some of the abominations that pass for property listings on Rightmove.

    It's equally depressing that there are so many sellers who will seemingly tolerate such poor standards of service.

    There is surely no other kind of service provider to which people will hand over thousands of pounds in return for such a small amount of substandard work.

    If the homeowner has cleaned and de-cluttered the house to within an inch of its life, it should be an easy job for the EA to come in and click once or twice in each room.

    Most of what I see in 'bad photography' isn't actually anything resembling a photographic problem, more the detritus of everyday life which the homeowner hasn't bothered to clear away, doesn't realise will become quite apparent in the photos, etc. etc.
