Viewer on Sunday, first since septemeber!

  • I am in Northern Ireland, so sales are at a rock bottom at the moment, this is about the 8th viewer we have had, I cant stand the ones who really go on about how they LOVE the house and keep saying 'your house is lovely' then you hear nothing from them grrr.

    Friend of mine said when she sold her house it was the people who were very complimentary she heard nothing from and the ones who were quite critical and picked fault with the house who ended up putting in an offer, almost as though they were laying the ground work for trying to negotiate the price down.

    Sorry, I should have made it clear that curtains & blinds are always included whenever I'm selling a property.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Hi, a vase of fresh flowers would look nice if you havent got them already, let the buyers go into the room first makes the room look bigger, relax, hope all goes well

    our house was on the market for 9 months and we had around 15 viewings in that time, each time i spent hours cleaning and decluttering in preparation, despite being pregnant for a lot of our time on the market.
    we have now just sold(well missives concluded) to a couple who were having a nosey and i invited them in despite my house looking a tip(breakfast dishes and unmade beds etc).

    i know not everyone can see past the clutter but sometimes it helps for people to see a home not just a house
  • my tip for selling a house would be to ensure that the price is correct


    It's really that simple. Viewings are irrelevant, offers are the only important indication your house is correctly offered at the correct price NOT THE MARKET PRICE! the market price is something an estate agent will prefer to state, their commission's % are dependent on both a high price and naive buyers. Lucky naive buyers no longer exist. You want to sell? don't take the peeee

    I'm pregnant and spent a few hours cleaning and tidying the other day for a viewing and it nearly finished me off!

    Leave the building while the viewing is taking place. Let the EA earn their keep.

    As a potential purchaser, there is little worse than thinking you cant have a good nosey and discuss points with your partner, for fear of upsetting the vendor or seeming rude. Most purchasers do want to be left in peace.

    Also not being there allows you to prepare for any tricky questions that the purchasers might have. You don't want to be caught on the hop.
