Viewer on Sunday, first since septemeber!

I have a viewer for my home on Sunday, I always get so nervous and will spending the weekend cleaning etc. Any tips to make a sale, the house is in a good condition (kitchen and bathroom fitted 18months ago).

Declutter - if you have lots of knick-knacks on surfaces, remove them so that they don't distract the viewers and make the room look bigger.
Obviously make sure the house is warm so that it's evident that the heating works.
Remove all the bathroom gubbins so it looks clean and well presented.
If there are obvious weeds in the garden(s), hoik them out.
I don't think viewers fall for the 'smell of coffee / baking bread' trick any longer. They just want to be able to visualise themselves in the house and that it's big enough for them.

Whenever I've been selling a property I always make sure I save what I consider to be the best 'till last. I believe if it's a room with a wow factor, buyers tend to forget any negatives they may feel the house had elsewhere. Once I've shown them round & pointed all all the positives I can think of, such as pretty new top of range boiler, quality appliances etc. I then leave them to look around alone at leisure. When they have finished looking around I answer any questions they may have and point out positives of area, such as locality of station, schools, low crime rate etc. etc. Often prospective buyers want to know if curtains & blinds & such are included in sale, which they always are. I suppose generally I try to put across that they are getting a lot for their money, that there isn't any need for more expense when they move in. It's always worked for me, have always managed to sell quickly, but confess to never selling yet in a property slump such as we've been experiencing. However, I just might be taking the plunge later this year to downsize. Good luck with your viewing & remember to point out all the positives you can think of.The bigger the bargain, the better I feel.

I am in Northern Ireland, so sales are at a rock bottom at the moment, this is about the 8th viewer we have had, I cant stand the ones who really go on about how they LOVE the house and keep saying 'your house is lovely' then you hear nothing from them grrr.0 -

Just wondering-what do you want them to do? Follow you round rolling their eyes at each other? Give you a running commentary on how the kitchen is 0.1 cm shorter than the one in the next street and they'd cleaned the windows more recently? :eek:
I do take your point about the frustration...but there's only one polite opinion that can be expressed on anybody else's home. At least until you reach the car...import this0 -
