    Fair points. Just giving my opinion based on comments from people at work who have viewed places that turned out to be smaller than the photos suggested.

    why dont you can it vodkagirl and realise its simply over what people are willing to pay. youve done ths forum to death. been told by several people on many occassions its overvalued. yet you still look for someother reason.

    perhaps its the wallpaper ?
    why not re-dcecorate + have the smell of 'warm coffee' on the hob for the none existant viewers to smell - then buy.

    What are your qualifications?
    Why are you more qualified in giving a valuation of a property than all other EA's in the area?
    If you work for an EA in the area, which one and where?

    Maybe then I can see your points rather than you just being an unhelpfull !!!, if I see a valid reason of how you can come to the fact that it is over valued, then I will listen to you, if you are just another !!! off the street of looks at properties and decides for yourself what you recon its worth then please stop posting, as your comments are neither here nor there!

    The property went on the market with the old agent at the end of October. We were told this was a bad time to put it on due to the market being slow over xmas and new year but put it up anyway. Im not sure when the agents stopped marketing the property properly like I say, we know someone who rang them on a few occassions asking for infor on any apts in the area for under £125k and she was not given our property details on any of these occasions!

    We hope to get it back on the market soon, but you know builders, mid feb finishing date and its now coming up to mid march, they have not been onsite since last tuesday, I have spoken to them and been told work finished and scaffold was due to be removed Monday 12th March, supprise supprise, still no sign of scaffod removal!

    Was hoping we could get it back up with the new EA's and the new price this week but it looks very doubtfull now!
  • I hate to say this but new builds can lose value in the first 3 years.
    This is not to say your's will have decreased since you bought it.

    But it may not have increased at the rate of other properies.


    I even kow of new builds 18 months old that have actually lost money.
    Not all of them, but quite a few.

    There are reasons for this. Any intrest other than ftbs may have already seen them.
    The builder will sell the last few at a discount and when people check price history it will look bad.
    There are a lot of them on the market at once.
    Plus many Many more.

    You may have to rethink your asking price just a touch.
    Maybe put it on at Offers over 109K an allow the agent to take there usual fee plus 20% of anything over 109k. (They pay for all ads and admin)
