Advice on selling

    Good luck Vodkagirl.

    As the owner of a 'compact and bijou' flat myself (ahem) I can only add one point re the photos. If a wide angle lens is not available, take the photos/have them taken from a slightly lower angle. I was looking at properties in comparison to ours recently , and as we bought with only an outside pic to entice us to view (the large enclosed garden in the description grabbed) I took some photos at the low angle I had seen our last EA use. All the rooms looked much bigger and put in perspective the 'bigger' looking rooms in the properties I was looking at.

    LOL thanks MJMum, Benood & Doozergirl - I wanted some helps and tips and lots of posters gave me them, but then inevatably I knew the grumpy fools would come on saying ''its not worth this and its not worth that'' with out backing up there statements, except talling me ''not to believe the newspaper & TV hype'' yet themselves only were posting regarding ''hype'' they had read or assumed themselves!! After various different EA's now giving us similar Property values with an average of £111k I can not see how they are all SOOO wrong, and am inclined to believe them over some random posters on here not willing to give any credentials of where they have got their ''valuation'' from OR without even viewing the property in person!

    To those who will say ''well why have you not sold it already'' I will say don't be lazy and read the whole thread, there are various reasons - one of them is I quite simply think we picked the wrong EA (small EA with one office in the next village up, new EA so perhaps not so many people knew about them, crap pics & description and were not ''selling'' the property to anyone) As MJMum says I'm looking to sell the property, not give it away!

    Mikael - As Doozergirl said - read before you post your silly comments, how will it sell in a week when it is not on the market right now?

    Bun - Thanks for your comments - The EA said he is happy to take pics anyway I ask him to, so I shall try the low angled ones to see if this increases the quality - cheers

    Just like to say thanks to everyone who so far has posted constructive comments - you have been very helpfull - to all those who have not, well don't worry I didn't loose any sleep over it! So anymore constructive comments re the EA's, the pics, the description, re-arranging it inside are MOST welcome, any unconstructive comments about ''its up for to much'' or ''the % increase you have it at to the % increase accross the country does not add up'' etc etc thank you but i've already read an dismissed them so feel free to keep them to yourself:p

    Well the builders have now finished and I contacted them direct (seen as I was getting no joy from the Management company or anyone else) and asked them when Scaffolding down and they said Monday so hopefull if we can agree on fee's with the New EA and arrange a everything it should be back on the market by the end of next week (16th March) or by mid the following week at the latest so I shall let you know how I do (or don't lol) get on!

    I would actually advise NOT doing this, vodkagirl. Anyone who is enticed to view by the wide-angle photos will be immediately turned off by the disappointingly small rooms!

    Just my opinion, hope it helps.

    p.s. I'm glad you've stopped the "lol lol" at the end of nearly every sentence. It makes your posts very hard to read!

    Oh, and good luck with the rest of your pregnancy.

    Whereas if you'd used a normal lense they would not have viewed? The more viewings you get the more chance of selling in my opinion - if your opposition have wide angle photos you should too.

    Why deceive your prospective buyers?

    They will expect a certain size of room from the photos. When they arrive they will inevitably be disappointed.

    Actually the photos taken with a wide lense or from a lower level are just marketing tools for the website to show the general condition of the flat. If the OP has a good EA they will be happy to give out a floorplan with rough measurements to any prospective viewer when they ask to look at the flat, alternatively they can place those on the website.
    I'm not cynical I'm realistic :p

    (If a link I give opens pop ups I won't know I don't use windows)
