If it was just now, I'd say its not a big issue. If it was late evening and you were trying to get to sleep, or she knew you had guests over and wanted the place to yourself that would be a different issue. One of the problems of having lodgers.

Very hard to judge without knowing anything about the situation...

Probably no big deal if they were respectful and just a short visit but as you say, you had laid down the ground rules and these things are often best to nip in the bud before they become a bigger problem.

This is something that has happened before and thought I'd addressed with her that last time I found unexpected people in the flat. I have absolutely no problems with visitors or overnight guests as long as I know they are coming.

Dh and i would not dream of it without telling his landlords.... Who are desperate for me to visit:D, they keep asking!

When we had a lodger we never encountered this, sometimes the lodger would have a friend/bf over in the afternoon or we invited them to eat with us, time rolled on and we suggested the friend/ bf were welcome to stay.

Thank you very much LIR Viva and SSS, for some much needed perspective.

I'll have a chat with her tomorrow and see if she wants to renegotiate ground rules - I am lucky to have her as a lodger so need to keep that in mind and be flexible.

Yeah it's a shame we can't actually watch it though, due to the BBC's rather bizarre decision to hand back the exclusive rights to broadcast this season's races. Knobs.

They really have shot themselves in the foot. It's probably the most open and interesting season for years. We've had four different winners, no team is dominant and unusually we've had four interesting races. Still, the beeb will be at the next race, which is often one of the more boring ones...
