    Honestly, if you've consulted a legal expert I don't understand why you didn't ask them about this threatening criminal damage business. If they don't know the answer they have ways and means of finding out. That's part of their training, I assume.

    I don't think that anyones been seriously saying that, however you have read it as such. This is the problem with communications, more so with internet fora, email and, indeed, old-fashioned letters compared to face-to-face discussion where one person may interpret another's comment in a way that wasn't intended.

    It is not impossible that this is what's happened between you and your tenants, particularly as I think you said they are not UK nationals so their command of English may not be top-notch, especially during an emotional situation. You obviously don't consider that you were threatening, and may well not have been, but they have (maybe wrongly) interpreted it as that.

    Best to stick to communications with them in writing now, keeping it clear and concise, so that they have the opportunity to read things more than once to avoid any possible misinterpretation.

  • If I was the tenant I'd sit tight and not set fire to my home. If I had an alternative one to go to I wouldn't bother. I wonder where these people come from and why they think they can demand money with menaces?

    Hi everyone!!!! Hope you all had a lovely day..i didnt!

    Anyways....i have a question:

    i will be serving a section 8 notice (rent arrears) to the two tenants that have threatened to burn my house if i don't pay them! So my question is..can i include Ground 14 in the notice ??

    Also wanted some advise if i should include a covering letter with the notice (note to my stalkers, yes i have asked this in another forum but i would like MORE feedback)

  • Have you ever answered the question about whether they're on a periodic tenancy or still in their fixed-term? If periodic you should issue a S21 as a belt-and-braces. I\m using the word "their" loosely as I believe that you said only one of them has a tenancy agreement and the other is a cuckoo invited into the property by the tenant. Is that correct?

    I can't answer the Ground 14 question on the Section 8 Notice, I'm afraid, so not ignoring it.

    Hey Bitter! How are you?

    Tenant 1 has a AST agreement which ended '10, since been on periodic

    Tenant 2 has a verbal agreement.

    I have been advised to issue Section 21 as a back up so will do that too.
