OK, so how about this one:
Dear troublesome and unwanted tenant,
Please find your Section 8 Notice enclosed. Kindly hold back on the firelighters until after the court hearing. As the issue of this notice will in all likelihood have an impact on your future and your ability to secure another rental property once you are forcibly ejected from this one I advise you to seek advice from an appropriate source. Perhaps Shelter or the CAB could explain its contents and the repercussions to you.

I know this sounds crazy but i would pay her 1 months rent to leave.
Payments only when she has handed over all keys.
Trust me you don't want to get on the wrong side of a tenant. We've had difficult ones and even squatters and it can cost a lot more than 1 months rent to get rid of them.
You don't want to try and pin every little incident against a criminal investigation or police involvement. Practically, no serious crime has been committed. The police are fed up with this type of thing. They won't be interested. People are messed up in the head and say stupid things.
Just suggest you part peacefully, apologise it didn't work out, offer them 1 months rent whilst they find someone else and let them get on their way.
It will catch them off guard, likely to change their behaviour and they will get paid after it all. In the meantime, find another tenant. If your lucky you could have another one lined up in no time and a lot of stress and problems will go away once the previous one is paid off and gone.0 -
Eh, I'd send the Section 8 Notice first then find out how much they want/are blackmailing for. Maybe Milky could get away with a fiver and a plane-ticket to wherever.
Milky: are these people from an EC country or somewhere else that it would be difficult to get into this country from? What is their immigration status? Perhaps the Border Agency might be interested in them?0 -

i just can't do that, if i pay them then they will just go on and do it to someone else, its not righti can't believe these people have so many rights and just get away with living rent free for months! They have to know that they can't do this : ( i will serve the notice and do it that way..if at the end that doesnt work then i guess theres the other not so legal way

milky ... i have been a LL for 12 y ears and have had one or two difficult tenancies... my thoughts here are
Stop trying to save the rest of the world's landlords from these beggars.. sort out your own tenancy first, then worry about other landlords... you can always put their names on LRS afterwards.
Consider paying them to leave.... i have done this... it worked.. but you would have to stay utterly calm and professional when doing this, and it may be in your interest to get someone else to do this for you (the tenant i paid to leave was another landlords tenants from hell and he felt too angry to deal with them)
You cannot do this alone.. join National Landlords Association TODAY and they will talk you through all the paperwork you need to submit to both tenant and court and at least you know it will be correct. S8 and s21 notices get thrown out of court all day long by judges who have newbie(ish) landlords before them. IF this happens then you have to start all over again - another couple of months wasted. Joining NLA and its legal helpline and all the docs you need will be THE best £100 (a bit less) you will ever spend... the legal helpline guys/gals are great - i still use them after 12 years !!
So stop focusing on the arson and get proper help with the evictioin - or if you have the money talk to Paul Shamplina at Landlord Action and he will do it for you - he is a terrier !! he is not a solicitor but knows more about LL&T than many sols...

You don't want to go the not so legal way. Yes they do have rights. Just like the squatters I had for months.
Don't worry about other landlords. This is your cash, your property and your problem.
Don't discount paying them off. You might have them out in no time and the stress will go away and new tenant lined up.0 -

If not get down to the local station now and make a formal complaint of threats to commit criminal damage which could endanager life (if your house is close to others or your daughter was in it).
If they fob you off demand to speak to a Sergeant and if he/she fobs you off an Inspector.Life is not a journey to the grave with the intention of arriving safely in a pretty and well preserved body,
but rather to skid in sideways, thoroughly used up, totally worn out and loudly proclaiming ..... wow what a Ride!0 -

Yes i did go to the Police yesterday in fact, they offered NO SUPPORT and they shouted at me (don't like being shouted at)...anyways i told them that i wanted to make an allegation statement about the threat (arson) they said that i should not do it because the two nutters (tenants) will make counter allegations against me saying that i have been harrassing them! He said if i do make the allegation and it goes to court then that will void my section 8 notice because i can't go to court twice at the same time if that makes any sense..i'm sorry i just can't get my head round giving into their demands and paying them to leave it just makes no sense to me
