@ tbs624 i gave them a written request before they locked themselves in the house which they tore up in front of me saying they were not paying and and that if i insisted they would call the police, of course i got upset and insisted they must pay or i will evict them, they then called the police saying i was harrassing them????? may i add that i collect rent in cash on a weekly basis.

Presumably you are keeping appropriate records for declaration to HMRC? ( If you are challenging errant Ts it is always best to have your own dealings in good order)
As a LL if you cannot deal professionally with Ts who don't pay rent it is preferable to employ a third party to act on your behalf or deal entirely with the matter from a distance, in writing. Perhaps your own behaviour was more "threatening" to your Ts than you have declared?0 -

If there have been threats to burn down the property, and your daughter is another tenant in the unit, could this be an implied threat of attempted murder? It may escalate things in the minds of the police?
i don't know, the police don't seem to take it serious at all, they just see it as a dispute between Landlord and Tenant which they can't get involved in.0 -
Have you provided your Ts with a rent Book as required by law if they are obliged to make weekly payments? Many Ts would view their LL wanting to personally collect rent every week as a tad intrusive, in these days of electronic everything.

It seems strange that you didn't give full details from the start in either thread, particularly the fact that your daughter also has a tenancy at your property. When you called at the property did you involve your daughter in your LL discussions with the other two Ts about their unpaid rent, despite them having individual tenancies?0 -

Maybe you didnt read my above posts? i said : Over here i asked about the legal stand the THREATS had if any, regarding the police and what could be done, a SEPARATE issue all together.
i went to see a solictor regarding the eviction process...you say why bother posting here? SORRY i didnt realise there was a policy on the forum "do not post if you have seen a solictor " geez0 -

No, it isn't. It's not worth over-egging the pudding.
OP, there is no need to be so defensive. You have been given lots of advice. But drip-feeding facts means that people advise on a certain basis and then have to spend their own time and effort re-evaluating.0 -
All everybody is trying to do is help you with your problem, on both sites. To do that they need to know the full facts.0

Put your complaint to the police in writing. State that you think the tenant is mentally unstable and that you fear that not only might she burn the hosue down, but that she might perish in the flames.
