OP - the Ts behaviour as described by you sounds appalling.
How have you been dealing with the build of up of unpaid rent? Have you given the T a formal Rent Statement and written request to bring the payments up to date ?
Or have you perhaps tried to deal with it by repeatedly phoning and calling round at the property? You need to give the full picture not simply a one sided version.
If the property is in Eng/Wales and the deposit was received after 6 Apr 2007 have you scheme registered the tenancy deposit and given her the scheme's prescribed info?
If the T is in receipt of LHA have you spoken to the local office yet?
Have you checked whether your insurance cover has provision for malicious damage by tenants?
On the police lack of action, I would write to them detailing the threats you say your T has made and ask them for their prompt written advice. Keep it professional and to the point.
If you are an amateur LL you may want to consider using the LL Law website or joining up to a local LL association ( membership fees for either can be set down on your tax return) or using an experienced third party tenant eviction service.0 -
I would definitely try to raise this matter with a more senior police office, maybe CID would be interested, or should be. You must get the fact recorded by the police that she has threatened an Arson attack on your home. Arson itself is a very serious offence and carries a long sentence.
Hope you get this crazy individual out of your house as soon as possible and do not leave it empty, in case she comes back and tries to set fire to it.

Eh, threats made by telephone unless they have been recorded can be denied. The landlord could be accused of repeatedly arriving at the property unannounced and uninvited making all sorts of unwitnessed threats of their own. Which is possibly why the polizei have been reluctant to become involved.0

How do you know she has changed the locks? Hopefully she has just told you this and you don't really know. You didn't try to gain entry using your own set of keys did you?0

i did record the phonecall where she threatens to burn the house. i can upload it here?
Its very disturbing she even says "i am crazy" in the call.
The police have been really no help as they always turn it into a civil matter, just because it is a landlord/tenant case

@ neveragain when i called the police about the threat they came over and i asked them if they could go the house and just check it at least as i am not able to because they will just accuse me of harrassment, they are unstable individuals, but police refused and said no its civil get a solicitor!

@ catherinjohnsonTWO tenants both in rent arrears (3months) one has a written AST now a periodic, the other tenant only has a verbal/oral agreement (she said she would stay no longer than 3 months) she moved in SEPT '11. oh may i add the one that has a written agreement is in receipt of housing benefit, the fact that she has stopped paying me rent and still receives HB that not fraud?
The reason i know the locks have been changed is because my daughter also lives there, well used to but she has no access any more because they changed the locks and won't let her in, again the police have been no help with regards to her, but she is now obviously concerned that they have broken into her room and trashed her things.

@ tbs624 i gave them a written request before they locked themselves in the house which they tore up in front of me saying they were not paying and and that if i insisted they would call the police, of course i got upset and insisted they must pay or i will evict them, they then called the police saying i was harrassing them????? may i add that i collect rent in cash on a weekly basis.

Your daughter lives with your tennants?! Does this mean that they are infact simply lodgers with your daughter maintaining the owners presence? I'm afraid I don't know much about these matters but this appears to sound quite complicated.0
