    Hi,

I'm a first time buyer and am now looking for home insurance does any one know how to get competitive home insurance for a house which is not of standard construction.

The problem I have is the construction of the house I am buying, the house isn't made entirley of brick although the boxes on the survey I had done for the mortgage are ticked next to Brick and then also next to Timber.

I spoke to the surveyor and he said it isn't a Brick and Timber house as the house has weather board cladding outside the front and back with no brick behind it. I have quoted the comment the surveyor made as a summary of the construction of the property in the survey below:

"Main Walls - Front and rear elevations are of single skin timber construction having weathered board cladding externally. The gable walls are of cavity brick construction and rendered externally."

A lot of insurers won't insure this and I was told last night by QoteMart there is only one underwriter who will insure this type of property and it will cost £370 for building and contents.

Does anybody know of insurers who quote for this type of property and if they do a reasonable priced one. Any advice or pointers would be greatly appreciated.

    Thanks

You will allways pay more, I have allways found Liverpool victoria to be best for this (on phone) not online, as their online is just for standard construction.

Recently I applied for a Personal Home Insurance plan with Llloyds TSB home insurance online via the Quidco cashback site. Lloyds were offering a big £120 cahback for "any" policy taken out via this route, & the quote itself was attractive. I applied and was accepted and then the cashback was refused.

Lloyds TSB customer services made it clear that cashback was NOT available to me as I have a Personal Home Plan, and only customers who took out an Options policy with them via Quidco website are elegible for cashback. They intended to offer cashback to Options policy customers and not to Personal Home Plan customers. Of course I did not know any of this when I applied for a policy, as I assumed that all policies qualified as that was the plain meaning of the words . I feel that I, and many other customers have been misled by them (though not by Quidco) as none of the above was made clear on the website. I would not have signed up to the policy without the inducement of cashback, although it was still in itself the best quote, so there is no point in rejecting the policy itself.

The moral is that even if you read the small print you can be mislead. Big companies offer the inducement of cashback to lure you in and then change the rules to avoid payouts. Whatever goodwill Lloyds had they have lost and I would be wary of them in future. Quidco acted honourably in this and now have changed the wording on the website to make the distinction clear. My advice would to be wary of Lloyds, especially since they are now going in with HBOS

  • I noticed a new question on Moneysupermarket's quote engine. It is 'Has the property ever suffered from flooding or is it within 400m of water'

Right, so here goes, I live on top of a steep hill about 80 metres up, There is a river in the bottom of the valley about 200-300 metres from my house.

Risk of flooding. Zero. Within 400m of water Yes.

The question is, do I declare?
  • Yes - failure to do so could invalidate your policy.

I'm in a similar position. I've found a lot of the price comparison sites ask for this. I used TescoCompare, and they would not give a quote for me for Tesco insurance. When I filled in a Tesco Insurance quote, they didn't ask this question, and came up with the cheapest premium. There are plenty of sites that don't ask this question.

Thanks for that pawpurrs but Liverpool Victoria don't insure non standard construction online or over the telephone.

    Cheers anyway
  • Hi there, wondered if you could please please help me. Been struggling for a couple of months now...
currently we do not have any home insurance, we have a house (its my oh's house) but we are both still living with parents while we are doing it up, money trouble etc have made this 'doing up' take a year and a half and still going (we have ripped the internal part of the house out and re built it, had the external stone sand blasted, new stone wall built, loft converted, new floors walls, staircases etc)
so the property is not in a good 'state of repair' (yet) it gets better by each day, it is unoccupied for more than 30/60 days in a row, and we have no alarm fitted.
So from the above, we have been refused insurance by just about everybody!!!
I have had a quote which was very high, about £500, just for acts of god, which i thought was a bit pointless so declined.
I asked my dad what he thought i should do as he was in a similar situation not long ago, and he said he lied, and if anything (touch wood) happened he would put a blow up bed in there and say he slept there 'some' nights so it isnt unoccupied for more than 30 days in a row.

What can i do!! I have tried a londlords insurers, this was declined as property is not in a good state of repair.

Any help/advice would be greatly appreciated before i sign up with an insurer under false information.

    Thanks x

  • Just a reminder of the savings through Quidco.

Quote for renewal of Buildings and Contents (Lloyds TSB) £275.

Quote for better cover via Quidco from Cooperative Insurance £118 AND £85 cash back. It tracked within the hour ! Cost to me £33.
