Not quite how I'd put it. But they key thing is, not being a hypocrite, I'm not going to make a habit of attacking people for obsessively posting on a web forum whilst onsessively posting on a web forum.

Which isn't really something you can claim, is it rob?

According to the stats on here, I obsessively make 0.44 posts per day...

I'm definitely a bit of a geek away from here. And I definitely find your behaviour seriously weird. Are you saying your behaviour isn't weird?

Are you selling up a BTL or downsizing?

We'll be looking to downsize in a similar-ish sort of timeframe, though more towards the 15 years rather than the 10. We've tended to maximise our house sale profit through renovations rather than relying on HPI, though a bit of HPI on this house will be more than welcome when we do come to downsize. It'll be nice to gain for once rather than being stung by HPI as we were while climbing the housing ladder.

Selling BTL's. Although that timeframe may also coincide with a move of our main home. At the moment we are tied to commuting distance to London for my job, investment property and my wife's family.

Obviously I want HPI but as I bought mainly in the 90's I can live with something close (10-20%) to peak in real terms, as quite a few years of low interest rates will have compensated for that drop, and in any case selling at peak is just a matter of luck and you can't expect to be lucky.

Sorry Cleaver, but yes your behaviour is every bit as odd.

Really? In what way is my behaviour just as odd?

Well Cleaver, you're hanging around internet forums obsessing about what posters call each other and how they interact whilst claiming that clear divisive lines aren't relevant.
Thats all a bit odd, as it goes. At least as odd as hanging around internet forums arguing with other posters.
    Didn't I already say this?

Tell you what rob, why don't you work out what % of your posts in the last year and a bit were completed as you snuffled around my posts and threads. Quite a significant proportion I would imagine. ;)

Again, I'm not obsessed. Let's leave it now and you can get back to arguing with Rinoa, Pimpthing and the others about the exact date and time you bought a house and whether it constituted a fall back postion relative to bull meme mantra.

I still don't think my dozen or so posts questioning the behaviour of you, rinoa, pimperne and the others is in the same league of oddness, but it doesn't really matter.

Sorry guys, but I'm quite curious about the whole thing. I used to hang about here until the heat got too much vis a vis house prices and whether I had said something three years or indeed had the temerity to be purchasing one.

Through therapy I was making a good recovery until the other day when I just took a little peek.

Now of course I NEED to know. Does Geneer own a house? Is he a bear or a bull? What's his angle, his reason, his method of operation? Is he someone under a disguise? Has he ever said anything wrong on a post somewhere that I can find and hold against him? What age or sex is he?

Please post me the answers and I may be able to get at least a couple of hours disturbed sleep tonight.

Thank you Lord for blessing me with the ability to remember my password.

    Bear.

Mischief and trolling on a successful and epic scale.

    Don't think so.

    Not really.

Male and an adult, I think.

The mainstream median prediction is pretty much what I recall, but I took it as 35 to 40% real+nominal falls (which it had to be really).

Having seen a 20% nominal fall in my neck of the wood (based on ROS property searches) I took the bet that inflation on the back of funny money injections would play a part.

I also chose to buy in the winter. I have to admit this was wasn't a conscious plan, but it did work out in my favour.

I'm hoping further nominal falls locally won't be any more than 10%.
I've also bought on the basis that I could still afford my mortgage if rates hit 8% or so.

Also, given the fact that I put down a 25% deposit (which I have been overpaying too since I bought) its a fact that my mortgage is currently cheaper than my rent - though I wouldn't advocate this as a reason for buying.

The funny thing is, I suspect a lot of the guys so "delighted" with my news really can't fault my decision making process here.
Though, amusingly, some have tried, even though it involves contracticting their own assertions.

Jeez, Mrs Geneer doesn't get much input here does she!
