    Wasn't there a excert from ESPC showing that 3 bed properties had risen (not troughed) in the timeframe.

    IIRC correctly, geneer proclaims to have bought something like 20% below that average, but of course an average is just that and there will be properties more expensive / cheaper than the average.

    That does not detract from the trend has been increasing in his VI area.

    Which, the whole of Edinburgh, really isn't.

    And I didn't claim to have bought "below the average".
    I confirmed that I bought 20% below what similar properties were selling for around peak.

    This of course is based on Registers of Scotland information for specific properties.

    So you will understand why the "average" for the "average" 3 bedder across the whole of edinburgh means very little to me,
    and indeed hasn't meant all that much for the last 4 to 5 years of my pals best efforts.

    Funniest thing is, its not as if I didn't keep telling them this.

    Of course, once the rules of the timing game turn against you,
    the bulls decide that the rules should become much more complex.

    I think there's a Mrs. Geneer and she told him enough's enough. There's nothing like having a wife to stop yourself peering too far up your own a**e.

    If I log on here in the evening my wife looks at me with a sympathetic look that says "arguing with strangers about house prices again dear? That's nice". Sometimes I'm so embarrassed I pretend that I've been looking at pornography instead.
