Nice to see you back PG, just in time for geneer's humiliation - could not have timed it better.
I have to agree with you there pimp. There must be many posts on the other site where geneer is pretending not to have bought and when all of us had been banned.
A fair point Pimperne1. I mean, its not as if you obsessively keep tabs on CC to see what you're missing. :rotfl::rotfl::rotfl:
Tell me, do you think that your evident obsession, anger and denial makes my reveal more or less amusing.0 -

There must be many posts on the other site where geneer is pretending not to have bought and when all of us had been banned. He must have been trying to fool MSparks, Timm etc. Good to see Abcott taking him to task and Timm seeming incredulous to his story about his avatar.
Saw your note about the CC site - not sure what you mean about the state of it - according to its advertising blurb its getting 250k hits a month.
Geneer is definitely making a bit of a plonker of himself.;) (particuarly his meme about there has been a HPC which is clearly nonsense)
I think CC since it lost / banned it's best posters has become a shadow of what it could be. I'm still banned and all the bears seem to have bought.
I guess the only conclusion is that the so called "bulls" won.

Ok fair enough so you didnt buy in 2009.
I thought that might be the case. As it did make not make sense to wait for 5 years plus for a HPC and then buy before it has happened i.e 2009.
Benjamin.
P.S thanks for the mention on CC (the bull are still banned). The irony of CC bears who have all bought congratulating another bear who has bought. All before high house prices have even returned to historical norms let alone crashed.:rotfl:
You're clearly getting a bit upset PG. Do be more careful in your formatting etc.
In actual fact I waited, oh 1 and a bit years for the crash to start.
Which it did. And I waited just over a couple of years for a chunk of it to play out before buying in december 2009. Which of course is hugely sensible.
A crash isn't instantaneous. Though in this case they did fall as far and three times faster than the 90's crash.
I think you will find that most of the "bears" on CC are homeowners.
Its absolutely astounding that you can buy a house and still not be bullish about house prices. Surely there should be a law against it.0 -

:rotfl:Brilliant! You are your own worst enemy PG.
Thanks for coming. Next year, bring a bottle of wine or something yeah. You're the only one who likes bitter.0 -
Geneer. Jan 2011.So you bought, but negotiated enough of a cushion to protect against further expected falls.
Sounds quite a reasonable course of action to me.
He was a ghost all along.0 -
I am pleased for you Geneer. I am even more pleased that you played your part in helping stop a HPC happen:T (as that helps me out to:beer:)
The irony is that all those noisy bears who dived in in 2009 / 2010 e.g Geneer Merryn etc helped prevent a correction becoming a house price crash.;)
If only there had been a buyers strike.........alas to many 'strikers' broke the picket line in 2009 and hence condemned their fellow bears to continued high house prices.

What's the more likely, someone buys in Dec 2009 and decides to keep it secret, posts on three separate websites (including during his dinner hour) under false pretences making at least 3k on this one and then reveals how clever he was in buying near the trough two years ago. Or, someone who should have bought two years ago suddenly realising that he's painted himself into a corner and decides to do a Bobby Ewing in Dallas script.
Edit to say HoHoHo, just seen your post over on the other site expecting Abcott to say he hadn't been ripping the pish out of you as I claimed and his reply "First time Pimp has been right about anything".

In any event, you seem to be unaware of my quietly yet openly updated avatar, rubbing my subterfuge in the faces of the handful of obsessives who would cared....it turns out very very much indeed.
I haven't seen you use the 1 and 1 1/2 avatars.
the last one you used was the nice mugshot of yourself:wall:
What we've got here is....... failure to communicate.
Some men you just can't reach.

Wasn't there a excert from ESPC showing that 3 bed properties had risen (not troughed) in the timeframe.
IIRC correctly, geneer proclaims to have bought something like 20% below that average, but of course an average is just that and there will be properties more expensive / cheaper than the average.
That does not detract from the trend has been increasing in his VI area.:wall:

You mean this one?
And let's not forget the 4 years rent he could have avoided had he bought the day he joined HPC.
A timing master class. :TIf I don't reply to your post,
you're probably on my ignore list.0
