A bit of a strange statement PropertyGuru.
The HPC has happened.
Really? Which year did average prices fall below 3.5 average salary.
I think it is a bit harsh Geneer on all those priced out of the market all over the UK for the last 7 years due to very high prices for you to be strutting around saying that there has been a HPC.
So...................
Which year did average price fall below 3.5 average salary.;)

20% cheaper. Was good enough for me.
20% of froth in my case.
Heh heh, see my post on the best way to back out of an HPC website (tell everyone prices have dropped by 20%)! I didn't intend for you to take it literally.

Loving the comment by Cletus over the other site about Jonathan secretly buying in Dec 2009. :rotfl::rotfl::rotfl:
By the way, what's with Abcott ripping the p!ss out of you - I thought all you CCers were friends?0 -

Sorry PG. You appear to have invented your own definition of what constitutes a crash. Don't worry, theres been a bit of that going around since 2007.0 -
An interesting thread for someone to start a month or so after buying:

Must have missed that ripping Pimperne1.
But then you always did have an eye for the imaginary.0 -

BOOM HEAD SHOT !!!!
LOOK AT Post 7 BY GENEER "Whilst the MW subscription costs are fascinating, I'd be very interested to hear your educated opinions on the above. Because like most of you, I really don't want to wait until 2018 to buy."
Very, very strange post for some one now claiming he bought in 2009.
GENEER HAVE YOU BEEN TELLING PORKIES ABOUT BUYING IN 2009:eek::eek::eek:
Mr P it looks like you nailed Geneer.
Have to say I am a bit disappointed Geneer. But I am open to hear your explanation.

Yes. Very interesting. So it seems to me that whilst there will certainly be further, probably significant, falls in house price, the proportion of it which is real, and the proportion which will be nominal is far from certain.Read the whole doc.
They show the 90's bull trap too.
It was a year of flatlining prices, which in real terms constituted a fall.Sooooo. Inflation a viable solution for the government or not?
Gosh its almost as if I had something on my mind eh. :rotfl::rotfl::rotfl:
Almost as If I was considering that hedging against inflation might be a good thing.0 -

Erm, yes PG. I've been telling porkies. Very strange question given that I've been stating just that for the last couple of days. :rotfl:
Though a charitable person might have called it "misdirection", since I was after following a gameplan.
Sorry, scratch that. I should have said "most succesful game plan".
In any event, you seem to be unaware of my quietly yet openly updated avatar, rubbing my subterfuge in the faces of the handful of obsessives who would cared....it turns out very very much indeed.
Now you know.
I know you're not a proper idiot. A proper idiot would continue their song and dance despite knowing the facts. Right pimp. :rotfl::rotfl::rotfl:0 -

Nice to see you back PG, just in time for geneer's humiliation - could not have timed it better. There must be many posts on the other site where geneer is pretending not to have bought and when all of us had been banned. He must have been trying to fool MSparks, Timm etc. Good to see Abcott taking him to task and Timm seeming incredulous to his story about his avatar.
Saw your note about the CC site - not sure what you mean about the state of it - according to its advertising blurb its getting 250k hits a month.0 -

Ok fair enough so you didnt buy in 2009.
I thought that might be the case. As it did make not make sense to wait for 5 years plus for a HPC and then buy before it has happened i.e 2009.
Benjamin.
P.S thanks for the mention on CC (the bull are still banned). The irony of CC bears who have all bought congratulating another bear who has bought. All before high house prices have even returned to historical norms let alone crashed.:rotfl:0
