    Because a million would be incorrect.

    Your HPC avatar reveals the precise date you joined i.e. Dec 2005.

    You yourself claim to have bought a 3 bed in December 2005.

    ESPC shows precisely the difference in price between the date you joined HPC and the date you claim to have bought.

    The £28,000 you needlessly paid in rent over 4 years is an estimate, but can't be far off the mark.

    But just pick random figures out of the air if you wish. Nobody now believes anything you say anymore anyway.

    Geneer once mocked me for saying that people should buy when the circumstances allow, rather than worrying too much about national indices and graphs. He seemed to find it amusing that my statement would hold true, even for 2007. He allegedly bought in 2009.

    What I find interesting is how he can state that it was wrong to buy in 2007 and yet right to buy in 2009. The answer is because he is looking at a graph in 2011 and can see that the peak was in 2007 and the bottom was in 2009.

    The reality of the situation is that someone buying in 2007 wouldn't know that it was the top of the market when they bought. You never do, except with hindsight. Now we get to the crux of it. If geneer had really bought in 2009, he would have no way of knowing that it was the bottom of the market. In 2009, all the indicators were there to show that the long awaited crash was occurring, people were panicking and prices were diving. The bears were delighted and all their long waiting was bearing fruit.

    So why then would an uber bear like geneer buy a house at the moment when the bears dreams are just starting to come true? Why, when everything was going so well for the bears and badly for the bulls did he decide to buy? The answer is that he didn't. He's a chartist. He looked at a chart in 2011 and knew it was wrong to buy in 2007 and right to buy in 2009, so he 'reveals' that he has actually bought in 2009. Simples.

    He then creates a new 'back story' where he left hints that are more obscure than the Davinci Code to 'prove' that he bought in 2009. I'm sorry, but if I bought in 2009 and wanted to 'wind up' my enemies by pretending I hadn't I would have left clear and unequivical proof. I would have posted a message using a sockie to say "I bought Dec 2009 and I'm keeping it secret", and then I would have linked to it in 2011. Or I would have let my trusted bear mates in on the gag and PMed them in 2009.

    It's all fabrication. geneer is so afraid of ridicule (he likes to meet it out, but hates to take it) that he fabricated this whole sorry story. That he is now desperately trying to get validation on his 2009 purchase, just proves the falsehood. He is now making constant remarks about how his enemies now believe his 2009 purchase, except for me as I have some sort of belief in time travel. Almost every post seems to have an undercurrent of pleading for his story to be believed**., It's so sad.

    Well, for my part. I know he's lying. He has either bought recently (October is my guess) or he hasn't bought at all. Not that it matters to me, but it clearly matters to him. However, as he is going to these sorts of extremes, could I make a request to pimp, colombo, et al to leave him alone? His mental health is clearly suffering. It's time to let it go.

    Which only you (and your we posse of pals) deem particularly important. And have done for half a decade.

    Naturally, the only importance would be if I had decided to buy at the same time. The Harsh reality is that you don't do this in a couple of days, and that the statistics lag.

    The latter is a well know fact Rinoa. It beggars belief that you would trying and ignore this.

    About as relevant as the average price for all properties across the whole of edinburgh (which you have focussed on for 5 years).

    I don't know about that Rinoa. After a frankly embarassing period of denial, most of the attendees at my 6th birthday party seem accept the truth of it.

    But then thats when conclusive evidence does for an argument.
