Ah, the old lag excuse. Well lets have a good look at this and and deal with your futile and ever desperate wailings once and for all.
ESPC state clearly their index is based on their own recorded sales. They are not based on ROS data which come out 5/6 weeks after the sale has taken place. So the prices ESPC declare are the sales they made in the month they refer to.
For instance ESPC November 2011 report came out on December 6th 2011. That's a month before the ROS data will be published.
We know you joined HPC in December 2005 ~ we know you actually purchased in December 2009 because you told us.
The following table from ESPC accurately illustrate your losses:

The table isn't from ROS or Land Reg, it's from ESPC who clearly state "All figures are based on sales recorded by ESPC" That's why they are released 5/6 weeks before ROS.

He did indeed tell us that. It seems he was "confused".
However the screen dumps suggest he actually bought (ie completed) in February 2010. I've no problem with that.
Perhaps he thought "buying a house" was the offering stage or searches rather than the completion date?
Who knows?
It's certainly true the presented facts change all the time. He probably doesn't like being pinned down to certainties as he views it as giving him less wriggle room later. Thing is, it just makes everything he says seem likely to be only half the story.
One is always left wondering what the true picture is.... he realises this and is now desperate to prove otherwise.... hence screen dumps.0 -

Well, the screen dump shows his first 'initial payment' as Feb 18th. I think it fair to assume he completed Jan 18th. So, as he himself has stated, geneer 'bought' in December 2009.

Have to say you really are strangely focused on a statistical index which has been fundamentally proven to be irrelevant to my personal position.
All to calculate a "notional loss of potential historical gains", which when you get down to it is like saying I lost £10M because I didn't play the lottery last week.
Gosh, I can only imagine that after 5 years of wasted effort, banging on about figures I didn't really care about, finding your efforts turned against you in a number of comedy back fires (WHEN DID YOU FIRST BECOME AWARE OF THE HOUSING MARKET GENEER :rotfl:), knowing in your heart of hearts that your efforts over the last 2 years were genuinely pointless, you're still compelled to pursue this exercise beyond its most bitter end because there's simply nothing else to fill the void.
