    NATWEST,

I have just rang the Natwest as i was charged a sealing fee of £225 but my original sealing fee was supposed to be £85.The guy on the phone said that as they changed our mortgage two years ago we agreed to new terms and conditions.Note i said they changed it to give us another two years of a 1% discounted rate.We just thought this was normal and didn't realise we were signing up for new terms and conditions! So now they say we are not entitled to anything :(.Having just gone and looked at my paperwork and read through it i still can't find anything that says about my new sealing fee rate.Either i am thick or it doesn't say it.I am not giving up i am going to photocopy my paper work and write them a very angry letter!

    Hi folks,

I wonder if there are any kind souls out there who could help me a little?

The good news... I've paid 2 Mortgage Exit Fees in the past 5 years:

I took out a mortgage with Yorkshire Building Society in May 2000, and transferred it to Abbey in approx July 2002. I then switched again in approx Aug 2004, to Halifax (who I'm still with).

So I reckon I'm due 2 lots of (partial) refunds. However...

The bad news... I had a big clearout at home 6 months ago, and threw out all my old paperwork, so I have no idea: (a) what I was supposed to have been charged, and (b) what I actually DID get charged.

I therefore need to know... what Yorkshire Building Society's exit fee was in May 2000 (when I took out the mortgage), and also what they actually ended up charging me (when I left) in July 2002.

Also, I need to know what Abbey's fee was in July 2002, and what they will have actually charged me in Aug 2004.

Anyone have any ideas? Maybe I could ring & ask them myself, but thought it would be wise to have all the information available before I start making it look like I don't know what I'm doing ;)

    Many thanks in advance...

  • Following the advice from the articles on this website i wrote to the Natwest who i moved my mortgage from over a year ago. I had the mortgage for about 4 years and couldn't find any paper work which quoted the charges when i took out the mortgage. So, when i wrote to complain i used the figures on Martin's article....

They replied with an apology and a refund of £140!

I was very please becasue i wasn't expecting so much!

  • Hi There, I Am Very New To All This So Hope I Am Doing This Correctly. I Am Trying To Get Back The Discharge Fee For My Mortgage. I Sent One Of The Template Letters Asking For The Return Of The Fee (£250) From The Nothern Rock.we Re Mortgaged Last July. Today I Recieved A Letter Saying ( When A Customer Chooses To Redeem Their Mortgage, A Number Of Administrative Activities Need To Take Place For Which The Discharge Of Mortagage Fee Is Charged Continues To Be Fair, Appropriate And Clearly Communicated To Customers. From January 2007 Customers Will Now Pay The Discharge Of Mortgage Fee That Applied When Their Loann Was Originally Advanced Or Their Contract Was Last Amended. In Your Case The Fee Was £250 At The Time Your Contract Was Initiated And Was The Amount Charged Upon Redemption. On This Basis I Am Satisfied That Northern Rock Is Not Required To Make Any Payment Regarding Your Mortgage Or The Fees Charged.can Anyone Advise Me What To Do Next.thankyou Jane. Ps This Is The First Time I Have Ever Posted.

    Welcome to MSE, Alijane.

You'll find it quicker to type posts in future if you just use capital letters at the start of each sentence. It's easier to read that way, too.

It sounds like NR's discharge fee has been correctly applied. There is NO requirement on NR (or any other lender) to refund discharge fees in full; if they charge you the same amount your mortgage offer/contract/KFI stated, then that's correct.

You don't need to know the information you asked for. Just write to them stating that you were charged more than you originally agreed when you redeemed your mortgage, and they will work out what's due and refund it.
  • :j Hello All
Just received cheque for £126 from Abbey, so its worth doing, thanks Martin.
  • Wrote to Bradford & Bingley on Wednesday, using the template letter asking for redemption charge back. I scrubbed out the bit about what it said in my contract, because I had'nt got a clue. I basically just asked for my £175 back.
Reply received Saturday morning, as a gesture of goodwill, they will be sending me a cheque for £160 in the next 7 days!!!!!!

    Well that was easy!!

    :p
