Hi yes I did put it in writing but they still do it.
Just spoke to my friend the other landlord an he said no property at the moment but keep trying him every couple of weeks.
To be honest this house needs alot doing to it and they do not rush to do it.
I have replaced kitchen lino £100 plus carpets in 2 bedrooms an decorated throughout, put handles on doors an kitchen looks new now
as I revamped it but they wont replace stair carpet that is well worn
an frayed ..outside of house looks really tatty an roof leaks which discovered after all this rain..so think id rather move now.
I dig up my plants too.. just wondered if they go down eviction route which I suspect they are how long do I have?
These houses now fetch £1,200 a month student lets whereas Im paying £670 so im thinking thats another reason.0 -
Your landlord or their agent would need to issue you with a Section 21 Notice giving you two months notice, coinciding with a rental-period. So they cannot issue it now to try to bring the tenancy to an end before the fixed-term expires in November. Once the fixed-term ends they will have to apply to the court for possession. How long that will take depends on how busy the courts are, say a couple of months, maybe three.

They still do what? Insist on keeping to some appointment time that they have decided is convenient to them? In which case WRITE BACK and tell them they they cannot enter, except on a date and time which you agree is mutually convenient. If you fear that they will just turn up and let themsleves in change the barrels of the lock, keeping the old one safe so you can swap it back at the end of your tenancy.
Never, EVER spend decent amounts of your own money on improving a landlord's property. All you are doing is increasing the rental-value and encouraging them to think about getting you out and and another tenant prepared to pay more in0 -
Well couple of updates
Firstly my ex.. well I told him straight that id need a while to get the £1800 to move out with so it wouldnt be nov id be able to move
he said he probably sign it for 6 months..but im going to say at least 12..
then hopefully by then if i agree to these 3monthly inspections they let me stay here without another garantor.
I have suggested that rent goes into arreas of 2months so its paid direct to landlord an I agree to sign to say top up will be paid on time
I have so much going on right now that moving house really is last thing my son an me need an hopefully by next year the rental market would be better by then if I did have to move.
2nd issue I just had today am quite shocked about..
There was a knock on the door which not knowing who it was I didnt answer.. not expecting anyone and I was in a towel..
well in the end I thought I heard them try my lock :eek:
and then call my daughters name?
So I answered and it was the gas safety inspection guy
now hand on heart I never got a call or letter or anything..I explained that as he could see it was not good time an that I was going out..he said I can be charged but how when I didn't even know.. so I said well..estate agents didn't tell me
and he replied that he no longer works for them but direct for landlord.. what is going on? what do I do? he did have a key
but luckily my key broke in the lock so got a new one but not fitted it yet..
I have met the gas inspection guy before an he is ok but seriously id have freaked out at seeing him especially if I was in the bath!
My son probably would have gone crazy not in a nice way either..
I have said the 24th is ok as thats when the estate agents want to do the inspection..
Im not happy about it but who do I complain too?

Im sorry I was not online so did not know about the visit.
I have changed the locks as my key broke in the lock as it was a double lock set up and was very stiff
to turn,also Nick the gas engineer attempted to use his keys to get in
when I had no idea he was coming and the gas safety check was only done a few months ago..
so yes I have changed the locks as Im sure he/you would not like anyone letting themselves into your home
when no reason or warning was given.
I am being completly honest in that I have no had any letters come here so please check this out.
Now in regards to the rent I would like you to contact Medway Council and ask them to pay the rent direct.. I
have to be 2 months in arreas for this but Im willing to sign an agree to this and of course once this is done
I will pay what is outstanding or set up a payment plan for this.
Come November my ex has agreed to re-sign as guarantor for 12 months and hopefully
after them 12 months with my rent being paid direct an my tops ups being in on time
then I will no longer need him to re-sign.
I will allow 6 monthly inspections and will contact the office if any repairs need doing
I have been renting over 15yrs so I know how it works, the house will be updated
if my tenancy continues so the landlord will when I leave have a property rentable straight away.
Im not going to be around much in these holidays as my son is changing schools so
my family are helping him de-stress so please can the inspection be in September.0 -

I am in receipt of your email.
Your landlord has been advised that once again, we have been unable to gain access to complete a property visit and he is extremely concerned that you have changed the locks without contacting the office.
The boiler is under warranty and needed to be service so this appointment was separate to your annual landlords gas certificate.
We will not be contacting *****Council with regard to your housing benefit, this is your responsibility.
I am afraid that your landlord is no longer prepared to tolerate the manner in which your tenancy is being conducted and has instructed our office to serve your Section 21 Notice. This will be hand delivered to the property by the end of today, Wednesday 25 July.
If you require any further information please do not hesitate to contact our office.

I do have the rent but was hoping that if they got it paid direct then it would help.
Also my neighbour told me that engineer went to wrong house as it was for them..so that is a lie.
I have not had any notice and can they do this? thanks0 -
A Section 21 Notice is just that: a notice. That document informs you of your landlord's intention of bringing your tenancy to an end. Which they can do any time they like for any reason they like. BUT they cannot seek to enforce that S21 while your are still within your fixed-term.
When did you last sign a renewal and did you read it closely? Check that there's no break-clause in there or you'll have to go. But not until the landlord has applied to the court for possession.0 -

Hi I signed on the 29/10/2011
but it says exp 22/10/2012
there was no break clause
I have just got sec 21 through my door.
In the covering letter it is saying I have to vacate the property on or before 22/10/20120 -
Never mind about the date you signed what are the "from" and "to" dates on the tenancy agreement? Their Section 21 Notice could be invalid.
What do you mean by "through my door"? Hand-delivered? First-class post?0 -
