    There is some serious hanky-panky happening between the EA and the buyer. They are trying it on big time. And they have you twisting every way.

    to my partner though this was not the case hes so in love with the new place hes lost the plot and cant see the wood for the trees he now knows were being ripped off but cant imagine loosing the new place so he wont let this guy go i thought i could make some demands to get this guy to pull out himself but id be in for it if i got found out by the ball and chain

    They hold you to ransom on moving day when your bags are packed. You either drop the price or they pull out.

    I really feel for you. If they really do have a mortgage of this sort, the only way it will happen is exchange and completion on the same day. People with 100% mortgage HAVE to do this because they have no deposit.

    It's generally FTBs that have to do this and they are completely genuine. But, it does happen that unscrupulous people manage to get exchange and completion on the same day in order to pull a fast one. I fear you're heading straight into this one :(

    I really would pull out unless you get confirmation of an almost immediate exchange at £68k and completion to suit you. But really, I always want best price - it's setting you up for the future. Don't let someone make money out of you this way. :(

    thank you so much i would never even have known that they could do this. if my partner is still determined to go ahead il make sure we dont ex and comp on the same day

    Actually what is the play on the place you want to buy? Why is the seller so patienced to wait on your sale? And why is that?

    If your partners is really set on the new place you have in mind then, in my opinion, you need to dump this buyer and this estate agent, like tomorrow, get a new EA and find a real buyer.

    This current buyer is a con man, he does not care how much he mucks you around. he knows that the more he mucks you around the more desperate you will get and the more he can knock off the price.

    If the survey said property price 68 then advance 76, that sounds like the property price is £68k (ie the price you have agreed to sell for) but the mortgage company is prepared to advance £76k, so at 100% would mean they think the real reasonable value of the property is £76k.

    they have refused a lot of offers on it before accepting ours no one is willing to pay the stamp duty on it i think and they are quite stubborn with the price. they haven't had any interest in it since we made our offer. also the sale is not dependant on them buying another place. i think they are trying the property developing thing though so i don't know how much longer they would hold on for

    that sounds like you could be right because all three estate agents said we would probably get 76 for it
