    I’ve been grabbing lots of lovely NSDs over the past few days, up to no 22 now - woohoo!! My first target is smashed to I’m increasing it to 24

    Spoon..... WOW, 22 NSD's, impressive - what's the record?? I can see I've a lot to learn.

    However, I can declare another NSD today I think that makes a total of 16.

  • Hi all NSD 10 today. Trying to get sorted for christmas going to do the major christmas present buying trip friday i want to get all the presents as i don't want to go out again. Also trying to organise the house for the decorations and tree which i told the kids we could put up at the weekend.

  • Oh bum! I'm just sitting here working some money out. Now this new job that I'm due to start, tbh I don't think it's going to happen. The manager called me the other day to confirm hours again, he was asking if I can do under 16, which I absolutely cannot do due to tax credits, but he didn't sound like he could fit me in over 16 hours. Of course employers NI conts are set at 15 hours now aren't they whereas they used to be 16 hrs so employers like their p/t staff to work 15 or less. So tbh I think they're going to say they can't find a place for me if I'm completely honest. BUT I've just been running a load of figures through entitled to and into spreadsheets etc. Working on 16 hrs a week, 4 days a week, taking into account childcare for DD plus holiday childcare for ds's, plus the extra travelling costs we will be at least £40 worse off than we are currently (I think it would actually be a bit more, maybe nearer £45-£50). We currently have a weekly surplus of £35. Oh crap!

    ((((((((((((((((hugs wannabe)))))))))))))), that's a rubbish situation to be in :(

  • Thank you everyone for all your helpful advice, however it has now become redundant as tenant one has decided that she doesn't want to move in after all :mad::mad::mad:

    So i now have a new dilemma..... sacked letting agent has rung, saying someone from a viewing they did a while back was getting the money together & now wants the property & can be in by the 5th December (:j:j)
    The problem is that they are housing benefit & don't have a guarantor, which means the same problem as before in that i can't get rent insurance. The upside is that they are a current tenant of the letting agent (downsizing) & do however have a glowing reference from the letting agent (if i choose to believe it - although when they did the viewing they would have been managing the property so surely wouldn't have put a nightmare in????)

    The bigger part of the dilemma is that as i'd have to wait up to 8 weeks for the benefit to start being paid, & still find £450 for the agents as a "finders fee" (i've told them there is no chance they will get a full management contract), do i go for this one - guaranteed tenant just waiting for money - or do i hang on in case i get any more viewings from my own advert, or even ask number 3 if she still wants to view in the hope that i actually get some money coming in a bit quicker??????

    It's making my head hurt & i just don't know what to do!!!!!!

    BDINI - I'd be tempted to give number 3 a shot first. If that doesn't pan out, could you try and negotiate with the letting agency that they get their fee when you get the first rent payment?
