An Arab gentleman came over last week and we were highly optimistic of an offer but apparently he's decided to look at a timeshare in Marbella first before deciding. One of my wife's schnausers bit him on the sandal and I am concerned it gave him a bad impression.
Its terribly discouraging, I hope you can help!

Phil - do you have any suggestions as to preventing chains from breaking.
Should, for instance, people go along with buyers requests to bury family pets in the garden even if they've not yet exchanged?0 -

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should

Anyone selling now is probably aware that current conditions are challenging.
The most important thing you can do is price your property realistically from the start. Get this wrong and you risk running into problems if the purchaser's surveyor values it lower than the offer price. This is the biggest cause of chains breaking.
Against this backdrop, where house prices are not increasing at historic rates, it may be necessary for vendors to accept offers below asking price in order to facilitate a move. It all depends how motivated they are to sell.
There was a good example of this on last night's Location, Location, Location. The vendor accepted an offer of £25k below the asking price!
This would not have happened during the peak but is likely to be more common for the immediate future.

Have been enjoying your show. Have to sky+ it so OH can watch it with me- are they going to put it on at night?
Have a large barn conversion, and have been here for 16 years. Will be moving out to rented next year and redeveloping to make it more contemporary and slick for the resale market as it is a high value proerpty and those buyers will want swankier bathrooms etc that I was able to put in when I built it (as had 3 small ones, 2 in nappies) as budget was tight. So very much enjoying your show, and thanks for replying to people even though some have been rather snarky ;-)0
