    Aw, thanks Megan! Fingers crossed! Well, top end in our road at the moment is £149,950, so priced it at £147,950 witha view to getting about £145k.....

    I take the point about the popularity of our house so far. We are in an area with great schools and 45 mins. to Marylebone. Let's face it a 4-bed terrace wouldn't be getting on for £400K in most places. Anyway, we have called a halt to further viewings (15 in all) and asked for offers to be in by Friday We have one at the full asking price on the table, so we will be looking at position to move as much as anything. We are not in a rush. I don't want a bidding war as we are satisfied if we achieve our asking price, which is realistic. No idea what to do if we get several bids at full asking price. We didn't put it on for loads more expecting a the buyer to ask for a big reduction. We will expect to see the successful bidder organise the survey/valuation within four weeks and may go to exchange quickly with a long completion date.

    Housenetwork has been brilliant. We went for the cheapest deal with no extras and will be well chuffed to save thousands in EA commission.

    Please keep the thread going as I would love to know whether it works as well for fellow moneysavers.

    We are on Rightmove just listed today, but bit disappointed as we have a random picture of our bedroom as the main one (on the House Network site it is a proper front of house picture), and we aren't a 'Premium listing' or 'showcase' either which we have paid for. Have phoned and emailed about this, so hoping someone gets back to me soon.

    Blimey! Don't panic me, it's photo day for us and I'm hoping it all going smoothly (after all the tidying-up we'll be glad of an easy trasition to "live").

    It's a full day earlier than I would have expected given that I only had the pics taken yesterday and I've not paid for the "Quick" service.

    All I need now is someone to buy it and for the Housenetwork conveyancing to be a winner.

    Update:

    We have had 14 viewings and a few second viewings, Five offers -- two at asking price and one above if we can move quickly (we can't). We will stop the marketing tomorrow and look at the offers over the weekend. Needless to say, I am delighted with the result, particularly as offers are above what local agents thought we would get.
