    You're right - I don't know how to change it! When I look around a property and want to buy it I want to get it for the best price. The EA wants to sell it - but at a good price. The seller wants to sell it at the best price. So, there in lies a problem. The EA's loyalty is to the vendors, but as a purchaser you don't have anyone working for you. So, maybe there is something in the American system?!!

    However, I do think some people are more than capable of selling their own house without the fees. Advertising your property, showing people around and negotiating an acceptable price does not prove too much of a problem for some.

    I'm the same pre-breakfast. I tend to find the 'look at this' thread a good warm up in the morning!

  • Well your idea is quite good and you can easily find the client for your home. But I think online agents provide you best deals.

    We're talking about contrasting business models here, that's all..... and as you've demonstrated ("we did avail ourselves of free valuations from local agents") the local/high street agents are expected to provide their time, at no cost, to prospective clients, prospective buyers and - crucially, to folks who have no intention of using their services.

    I'll bet HN only visit your home once they have your money in the bank.

Perhaps they should change their business model by charging for valuations. They always say "free valuations" and not "free valuations on condition you give us the instruction".

    I'll bet HN only visit your home once they have your money in the bank. That's their business model (contrasting)... £400 up front or £7,200 at the end with an agent! Tough choice.

    You do pay for most services and goods up front and that's fine as long as they deliver. There is no contract saying that you can only sell through them either. They don't mind who buys the house, whether through them or not. No "sole seller" or "sole agency" contracts to worry about.

    The HN model will not suit everybody, but the difference in costs is not marginal, it is vast, so worth a go in my opinion.

    Buyer's survey now complete and looking forward to exchanging contracts. Just need the solicitors to get cracking. I'm such a tight bug-ger that I have chosen a cheap conveyancing company rather than a solicitor locally. Should save another £3-400. Any other succes with HN? Their site seems to indicate that they are doing well.
