This looks almost identical to the OP's place, and is on at 'guide price' £76K, but when you read the description, it says guide price £76-96K! !!!!!!? So OP isn't neccessarily that overpriced.
Hope it works out with your 2nd viewing, but if not, I would do the following:
1. Retake exterior picture. Do a few at varying angles, and pick the best one.
2. Take a picture of the entrance. Normally I hate pics like that, but it gets home the notion
that you have your own private entrance.
3. Add a pic of the hall and stairs, so folks know it's on 2 levels - I didn't realise this at first.
4. Try and get a pic of lounge and dining area together, and try to show the high, sloping ceiling
as this is a feature you don't see in the pics atm. Can you remove the throw from the sofa and centralise the painting so it is directly above it? I would also remove the clutter from either side of the sofa.
5. Kitchen - declutter EVERYTHING. Remove the stuff from down the side of fridge and empty the space next to the drawers. Remove stuff from top of cupboards and microwave. Remove everything except kettle and toaster from worktops. Remove everything from corner shelves and put the candleholders from the butchers block one on each shelf. Remove everything from butchers block and put the 2 striped ceramic containers on it. Drape plain cream towels over the rail.
6. Bedroom - change to plain cream curtains. I personally hate not having a bedside table. Can you move the wardrobes to the other end of the room and put some in, or at least get rid of one wardrobe and put one table in the window corner? I think this would make it look more spacious as well.
7. Bathroom - get some bright towels and bath mat - possibly chartreuse green to echo the LR - and try and get more of the room in. Is it possible to get a picture of the utility cupboard with the washing machine? This I think is a big plus when you have an open plan kitchen/LR, plus it means you never have to drag washing up and down stairs!
8. Take pics of communal gardens from lots of different angles, and pick one or two good ones. Also a picture of the shed, since it's a proper brick-built building.
I never usually suggest this sort of nit-picky stuff, but I think your place is grossly undersold with the current pictures. The link I put above is your most direct competition, so you need to make yours more appealing than theirs.
You need to mention that it is larger than the other properties up for sale. Hope you don't think I'm being over-critical - I just really think you need better pics, and a wee declutter
I don't think you're being over critical - i asked for opinions and that's what i've got.
We'll try to declutter a bit more, but there is only so much stuff we can hide. We'll need to put all this stuff back as soon as the photos are taken because either a) we need it or b) we have no where else to put it.
Personally i think our house does look more appealing than the other house you've shown - but then I'm sure they think theirs does. These are our immediate neighbours and good friends of ours. They've had theirs on the market now for a year!
There is a pic of the shed, it's to the left in the main front photo. I'll try to get the front door in the next shot.
I'll ask hubby about the curtains again, but since we've totally repainted the house and things, he's loath to spend anymore money on the house. I don't like the curtains myself. Not as much as dislike his twig thing in the sitting room though.saving up another deposit as we've lost all our equity.

Is it just price?
We know our neighbours is up for less, but we can't afford to sell for less than this until we've saved more money. We did, however, hope to get a few more viewings than the one we've had in two months.

If your neighbours is up for less and not selling for a year then both houses are worth less than the neighbours house. Just because you need more doent make it worth more, sorry but if you want to sell you need to cut the price a lot. £65k seems to be the price being asked for other similar flats near you. If you really want to sell, then you have to be competitive on price, so that means an asking price of £60 -65k maximum.
If you want to sell fast you need to be less than the 60k one, so that would be an asking price in the region of 55-58k.
If you cant afford to get down to that sort of level then no amount of decluttering or changing decor will help, and you might as well get the flat how you like it and stay there longer term.0 -
I think you need to start considering various other options.
You are not going to sell that flat for anywhere close to 90k.
So you have to consider whether you want to keep paying the mortgage or not. If you can save £800 a month then why not start repaying the debt?
You mentioned work being 54 miles, well £800 pays for awful lot of fuel, so you could chip away at the mortgage and pay for the fuel, in the mean time out your energy into finding a more suitable job.
If the mortgage is in hubby name only have you considered whether he could just allow it to be reposessed - although that really will stuff up credit ratings etc for years to come.
Have you considered renting it out, and using the rent from there to pay rent on a place closer to work, unlikely to get enough rent to fully pay rent elsewhere but using some of the £800 a month you say you can save would get you somewhere better for work.
You do need to think though the other options because that flat wont get you 90k anytime soon.
Another thought is to get the agent to market it as a 1 bed house, it may help get a little more interest and even a little more money (but not 30k)0 -
I havent got time to read all 5 pages of replies. After a breif look my initial thought was...
- The kitchen is too cluttered and needs more wall units.
- Price seems high for what else is on the market.Squish0 -

No, those flats are all much small than ours, so no, we won't be reducing the price to the same as those.saving up another deposit as we've lost all our equity.

I couldn't earn anything like i do now nearer to home, so that isn't an option. Hubby gets london weighting, so no point in him working nearer. Plus, at the end of the day we can only go where there work is, dartford has what sittingbourne hasn't.
We can't rent the flat out without agreement from the mortgage company, they won't give us any such agreement, we tried that route.
We are overpaying the mortgage, we've got £5k in the bank, and every £1k we save over that we're over paying the mortgage. This doesn't mean that we just want to give the house away. Every penny we take off the price is another penny we'll have to save again as a deposit for the new place, so it'll take even longer.
Reducing it to £65k would be mental, as i said above, those flats you found are a lot smaller than ours.saving up another deposit as we've lost all our equity.
