    the young lady who came round a few weeks ago has reappeared and wants a second viewing! Will the wonders ever cease?

    Get a picture of the stairs in there too as I also assumed it was a single floor apartment, I always look at the photos first personally.

    I think the OP is stuck. Changing some curtains and removing a tiny bit of normal stuff from a kitchen, cannot add 10k (or more) to the value of the place.

    The only way for it to be sold is to reduce the price. Personally don't feel like spending any money on the place is a viable option. May aswell just save the difference until you can move.

    When I met my wife we were both in almost exactly the same situation.

    You are not alone.

    It might be worth you considering a longer term strategy. In my opinion, the bottom end of the market has been hardest hit. There is a regional aspect to price falls, but its always the bottom of any regional market that falls first and quickest.

    Is there a risk that if you move now, you absorb the falls that have hit flats, and then buy on a rung or two higher only to find they are still falling?

    It might be worth thinking that your place is unlikely to fall any further (though it has fallen further than your asking price suggests) so would it be better to stay where you are for the next couple of years to avoid being hit where it hurts yet again?

    No believe it or not, that one is much smaller than ours.

    Yet, compare your bathroom photograph to theirs - if I'm not mistaken, the same room but mirrored L/R R/L, and their photograph makes it look larger.

    The photos show yours to be well-presented, with minor exceptions in the kitchen and bathroom, which could both be de-cluttered. Do you really want to show the world which shower gel and shampoo you use?

    Take the previous poster's point, that you don't have to photograph your furniture in its usual place. If it makes a better photo to move something behind the camera, that's all good and well.

    When we had the photos of our house taken we agreed with the estate agent where he wanted to photograph in advance and then shoved stuff appropriately - e.g. the downstairs loo. This was so the photos look as decluttered as possible and a couple of things were moved around the house as he took photos like a couple of empty vases from kitchen worktop to dining table. I would just stack all the kitchen clutter in boxes on dining table when you take photos of the kitchen and then move back to kitchen to do dining area but I agree about needing to see how the kitchen fits with the rest of the room if it's all one.

    it's too small - my family are only going to be willing to store my belongings for so long
    when i kick the drugs for my illness we want to start a family, which we cannot do in this house. We can't keep putting it off, i'm 30 and hubby is 37.

    If we move into a rented small flat nearer to work we'll save a fortune on petrol meaning we'll get a deposit for a bigger house together quicker. We'll spend less time travelling up and down the M2, and we'll be happier.

  • believe it or not, we did declutter before these photos were taken, we also repainted the entire house from top to bottom.

    When the photos are re done i'll remove my shampoo etc, and hide some things from the kitchen. Put the washing up liquid in the cupboard etc. I'm not sure what you mean about moving the sofa - move it where?
