is this the other one you're talking about
the pictures are nicer, but it might work in your favour that this estate agent has had huge amounts of criticism from both vendors and buyers. its unlikely that the price advertised is the price the vendor wants for it, its probably much lower, meaning frustrated seller and buyer
No believe it or not, that one is much smaller than ours.
Ours is up for £89,995 our neighbours is up for a range between £76k and £96ksaving up another deposit as we've lost all our equity.

There is only one for sale the same size as ours, none of the others are duplex and are considerably smaller.saving up another deposit as we've lost all our equity.

what does duplex mean?
is the extra size in yours worth another 10k though?
also there are obviously other flats in the nearby area that are much bigger than yours for about 10k less
you may just have to stay put

It doesnt help the vendor that there is at least 3 other 1 bed flats on their street with an asking of £60-65k.
OP is wasting their time if they think that hiding the clutter will make a difference.
The other houses all seem to accept that they bought at peak and they wont recover what they paid. OP is alone in wanting all but £3k of what they paid.
I acknowledge they arent all identical, but the OP wants 40% more than some of the other vendors. At the end of the day, they are all 1 bed flats!
In fact the OP (No 18) paid an identical price as no 20 (sale completed on LR within same week). No 20 is up for £76k.
The price is all wrong. Wake up!0 -
Does the £121 monthly service charge really include all your utilities?0

The problem is 1 bedroom properties have a very limited market and can be notoriously difficult to sell, particularly when the housing market in general is weak. However where you are in the SE generally bucks the trend.
Many people will look at this property and think 'am I going to be able to sell it on?'
I see over the past year properties in your postcode area (which I assume are similar though maybe some are bigger) sold between £69,000 - £104,000.0 -

Duplex means it's on two floors - we have a far bigger sqare footage than the one level flats. I think ours should be called a house, but the agent won't let us.
I think it's worth £10k. I fail to see how a couple could live in one of those flats, but they can in one of ours.
We both have fairly fuel efficient cars, it's the milage that's the issue. It's a 54 mile round trip. Luckily we work at the same place and can car share most days, but it's getting harder and harder to do that as they're changing hubby's shift pattern.
I think we're going to have to stay here until we've saved more money and can afford to make more of a loss.
I will never be involved with the purchase of a new build again. Hubby admits now that buying this house was the biggest mistake he's ever made.saving up another deposit as we've lost all our equity.

It's not a case of not being identical, it's a case of being completely different. Take a look at the floor plans.
Ours is more of a house than a flat. We've no one above us and no one below, we're joined at the side at the rear. We've got our own front door.saving up another deposit as we've lost all our equity.
