so to sum up:
We'll declutter the kitchen
take a photo of the stairs and the garden
try to make the rooms look bigger
when we can afford to, reduce the house a bit more
and for the billionth and final time, ALL of those flats in our postcode that are between 50 and 70k are SMALLER by a long way, than ours.
Ours is on two floors, more like a small house, BUT we're not allowed to market it as such because the deeds say apartment.saving up another deposit as we've lost all our equity.

Whilst I seem to be the only one who appreciates that you don't have a flat, I can't get the math to support your claim. Tell me if I'm going amiss somewhere, but from your sizes, you have a lounge of 14.5 sq m, bedroom of 8.2, and if we assume 2 for your shower room, and 3 for kitchen area, that adds up to 28 sq m or so, plus hall and staircase.
One flat in your street is at £65,995 - the quoted dimensions there give a lounge of 19 sq m, bedroom 9.8 and shower room 2.7 - total 32 sq m or so - granted they're lacking the space that the hall and staircase gives you, and don't have the higher ceiling that you have in the upstairs, but looking at the bare floor area, that would seem to suggest they have larger rooms than you...... if I'm missing something, please say so.
The one at £65,000 with B&W seems to work out at exactly 27 sq m - almost the same as your place.0 -
You're missing something, i've been in one of those flats, all the rooms are smaller. Our house is 392 square feet, those little flats are at most 305 square feet. Inside they feel a great deal smaller. Ours has more space for bedroom furniture, a spacious hallway - you don't step straight from the road into the sitting area/kitchen.saving up another deposit as we've lost all our equity.

So has one of the agents got the wrong sizes?
For even though you have the hall to give you a larger total floor area, the quoted sizes suggest that your 8.2 sq m bedroom is smaller than at least one of the flats, at 9.88 sq m.... and your lounge is quoted at 14.5 sq m, whereas the flat has 19.2 .... like I say, I appreciate that the overall floor area is larger, but once the hall and stair are taken away, and you look at your room sizes, they appear smaller than some of the flats, at least0 -
i cant remember which one it is, but one of the flats has bigger room sizes than yours, although as you say they may not have a hall way0

I thought the same as others when looking at the square footage of yours and other properties. If you have more square footage make a feature of it, make sure details are added on to the floor plan too to really show the potential and if the hallway is really usable space make sure people know that!Initial Mortgage January 2024 - £160,000

I think there must be a metres v feet issue in here somewhere.
The bedrooms in the small flats are without a shadow of a doubt, smaller than ours. They can only just fit in a double bed and chest of drawers, in ours we have a double bed with single wardrobes either side, AND a double wardrobe at the foot of the bed AND a really large cupboard under the stairs.
Our upstairs alone, is only slightly smaller in square feet than the entire flat on those little ones.
I'll add in a photo of our hall, since we've got a four door wardrobe and tall boy in ours without it feeling cramped.
I thought these things were clear from the floor plans - but apparently not.saving up another deposit as we've lost all our equity.

Right, this is the floor plan of the smaller flat on one floor:

This is the floor plan for ours, which is really, a house.
With these measurements:
Bedroom 11'0" x 8'1" (3.35m x 2.46m)
Sittingroom/kitchen/dining area 14'3" x 11'0" (4.34m x 3.35m) widening to 14'3 in kitchen area
So bigger - clearly in my mind - and trust me, if you were standing in one you'd feel it too.saving up another deposit as we've lost all our equity.

Maybe a photo of the bedroom the other way would be a good idea too then (even standing at the pillow end of the bed looking towards the rest of the bedroom) to show the extra space.
As your floor plan doesn't have any dimensions on it it's not really clear. Each of your floors could be half the size of one of the other flats for example.Initial Mortgage January 2024 - £160,000
