    This makes me feel even better about being a Northerner you can get a nice 3 bed for that price round me. I doubt my clothes and shoes would fit in that flat let alone anything else!

    There are plenty of "flats" like this in London and they always seem to go very quickly.

    I think that most if not all of the people who buy/rent them are not looking for a place to live, just a room to stay in for the time they are stuck in London earning the big bucks. Most will have another "proper" home elsewhere, or at least be saving up bundles of cash to buy one.

    If you look at it that way you can see how it would be a very worthwhile investment. Rather than pay hotel bills, you buy this place, use it for a couple of years while you save your cash and then sell it on - probably for a tidy profit - to the next person who wants to do the same.

    Looks to me that apart from cosmetic paint paper and floor coverings, the only major expences would be central heating - £5000, kitchen - £5000, Bathroom, £2500. I reckon you could get it back up to scratch for £15000 max, provided no major rot, damp or structural problems.

    But I would install an en-suite in the master bedroom as I think about the future as 4 bedrooms with 1 bathroom isn't enough for most families. Plus moving the kitchen into the morning room. You probably need a plumber to move and install pipes both water and waste.

    Plus removal and installing new carpets/flooring in every room as from the photos, they are old and horrid! That would be the biggest spend unless you go for roll end bargains for the 2 smallest bedrooms

    Doubt there would be much plumbing, water already goes to the kitchen and the bathroom which is in the middle of the house so the infrastructure will already be there.

    Sure, if you want to spend £75k+ on carpets, bathroom and kitchen you can do it easily. Floor plan shows 135 sq m, and if you did every sq cm with Wilton it would cost less than £5k, let's say the same again to fit it - £10k so that would be your "biggest spend". Add another, say £10k for an extravagant en-suite then you are left with £55k for your kitchen. Spendable if you go here to shop: http://clive.com/en/furniture/page/kitchen But realistically, you would be looking at getting everything you think is necessary done for less than half of what you think.

    I cannot believe I put down £75k! I meant £45k (stupid fat fingers!).
    Ok the costs:
    . £10k for external plasterwork and driveway
    . £10k for flooring
    . £7k for doing an en-suite
    . £12-15k for kitchen, utility , downstairs loo (keep it very traditional don't like it when people do the kitchen without thinking of the age of the house)
    . £3-6k for unexpected things. If none, go on a very decent holiday!

    I agree that that's the target market, SP. A very cheap Central London hotel room is around £100 a night, so these tiny flats save maybe £20-25k a year. Plus, they have the advantage that the owners can leave their gear there over the weekend.

    Still, there must come a point where the cost per square foot is simply ridiculous, and that one is well over £1000 psf.
