    I think the clue is in the '73ft frontage' and 'generous plot size' - I reckon that'll go to a developer who'll apply for permission to demolish the bungalow and put two houses up.

    73ft wide - it is not a big front garden, has a bus stop directly outside the house. The road is a bus route. Look at Streetview here:

    Also, the ceiling price on that road is £1.2m for a veritable mansion with proper "frontage". e.g.:

    I reckon developer is the right answer simply because the same agent has another bungalow on the same road up at £200k less. Presumably there's lots of profit in developing ... Next door to me a derelict Edwardian house sold for a million. It took several attempts to get planning permission but now in its place is a brand new block of flats. Six of them sold for around £500k and the penthouse for over £700k. Being incorrigibly nosey, I wish I knew how much it cost to build the block so I could work out the profit margin!

    Well in this case, they are not going to make much profit if they want to develop, but they can have a go! It would cost over £400k to build a good sized house, similar to the most expensive house on the road (£1.2m), so they are already losing before adding stamp duty (nearly £60k), but the plot is not as good and it is the cheaper end of the road too - houses around it are valued under £600k. If they built something cheaper, it would obviously be worth even less. Having a bus stop outside will not help much, nor will a public footpath that runs along the back of the plot.

    Having said that, this is within London, so some mug will probably end up going for it!

    The price may have been set by whoever inherited the house. Of course, the price may come down too. It has been known in this area that houses have come down by over £100k before someone has bought them - people do seem to chance it and why not if there is no hurry.

    Well according to the Brexiteers, all house prices will now drop and our kids will be able to afford to get on the ladder.......

    It is, just trompe d'brick n'wood, and unless the house is very thin, an internal one at that.

    The only insulation on that one would need to go outside, but with Atlantic weather, I'd be wary, and lets face it, with Atlantic surfing on hand a few miles away, who'd give a stuff?
