be fair LL, well known fact that the recession never affected Tonypandy and house prices continued to rise at 12% pa (compound) between 2003 when the vendors bought the place for £55k and today's "realistic" price of a mere £171k

add into that equation the fact the one of the vendors has "25 years experience in the property industry" (it is the address of their Lettings Agency) then we can assume the person pictured on Streeview back in 2012 probably told the EA exactly what price to use based on their expertise (or not!)
