You can have an ag tied property with no land. It does not mean its a farm, it usually means that the owner has to be employed locally in agriculture be retired from such or be the widow of an agricultural worker.

You obviously don't live rurally. £1m is not a lot for an (established) farmer these days. An ag tie can also relate to a farm owner, not just an employee.

Not sure what planet you are on, but the point I was making is that a £1mn house is waaaay out of the reach of the average agricultural employee. Yes, a farm owner may afford it, but not sure why they would not be living on their own property - which kind of limits the potential market to the retired. Still, I expect the asking price is overinflated anyway since the point will be to try to have the Ag Tie lifted once it's been on the market a suitable amount of time.They deem him their worst enemy who tells them the truth. -- Plato0 -

Farmer wants to build a new home for himself, gets planning permission, but only with an ag tie. He then builds said house on land he already owns, so probably only costs him say £300k to build. Circumstances later change (Divorce, kids left home etc), and so he puts it on the market.....One of many possible scenarios that led to it being built.
Farmer and his wife retire, or wife is widowed. Farm gets sold and so they have plenty of money for a property like this......One of many possible scenarios where a property like this can be afforded.
As for what planet I live on - I live rurally and know and work with numerous farmers and the majority are quite wealthy. The majority of landed gentry are farmers and a property like this would not exactly be expensive for them.
Having said that, a developer (or even a farmer!) may well have built it to sell, and as you say, may have speculated that they may be able to have the ag tie removed at a later date boosting its value.

It says in the blurb that that property was supposed to be built for the vendor's deceased parents - started the foundations in the 70s but only just finished. Blatant misuse of Ag Tie. I am regretting being a bit of a soft touch. Due to complete my property purchase on Friday. I sort of know the person who I am buying off which has came in handy as it means we can swap info with each other, keep each other in the loop and I have been up a couple of times during the process to measure up for a few things. I personally am in no chain but but these people are. Basically got asked a few weeks ago if we can complete on the Friday but if its ok to give me the keys on the saturday so they have more time to get sorted out and moved.
I said its ok because I am not moving in straight away anyway, there front room and lounge is wallpapered so I have decided that for 2-3 weeks I am going to strip it and them get in skimmed. Thought might as well get it done now rather than get my stuff in then have 2-3 weeks of messy jobs with furniture and boxes all over the place.
As the completion date is getting nearer I am getting anxious to get started. Wish I never agreed to getting the keys on Saturday now. With it only being a week away do you think its bad crack if i suddenly dropped it on them I want the keys when we complete. I personally think it would be but I would be more than within my rights to do so.
Anyone any thoughts?0 -

While this has nothing to do with this thread, you've asked for our thoughts, so here's mine.
Personally, although I like to do a good deal, once that bit is out of the way I like to be nice and as helpful as possible. :A
So, in the exact situation you describe, I'd probably give the other guys an extra day, but I wouldn't want them in the property alone overnight. I'd insist on the keys Friday pm. I would let them in on the Saturday at a prearranged time & they could finish off.
It wouldn't be too great if they burned the place down after they'd finished owning it! :rotfl:0 -
